The community was top notch. The staff was friendly and knowledgeable. The grounds were clean and it had a lot of amenities. One of my favorites was a putting green and car wash. It was also a very safe community with 24 hour security. It was definitely a good value and I would consider living there myself.
The team works hard to provide prompt and excellent customer service. We value our residents and are happy to give them reasons to renew their lease and stay for many years.

The parking issue, some things in the apartments need updating, prices are not always reflective of value.

For the price, you can't beat it!
I recently lost my wife and needed a place close to work and affordable. Went in and Christina made me feel at home from the get go. Very professional and courteous she went out of her way to make sure this was my new home. The place is great and love living here.

Used to be good
We have been living here for more than a year. It used to be a great place to live. Recently the management changed and since then a lot has changed.
Although it’s a gated community - the entry gates are broken and have not been fixed for weeks.
It’s been a month since they have picked up all the dry leaves and cleaned the common walkways.
Only good thing so far is that the service call have a record (same day) response time.

Management has changed and if you get to know us you will see that we care about our residents and the community. We are actually taking bids to complete some major repairs to our gate system. You are right we have had a lot of leaves drop this year at the same time. This was due to the early freeze the metroplex experienced. At this time we have removed all of them and we are now on a maintenance schedule to maintain the cleanliness of our landscaping. Thank you for responding to our survey. Our maintenance team strives to provide prompt and excellent customer service. We hope you continue residing at Marquis at Waterview form many years to come.

I am not planning to renew my lease, I don't think the complex is worth the current rent charges.
I understand your concerns with the price of everything these days going up. However, Marquis at Waterview offers much more than an apartment with beige walls and carpet. Marquis at Waterview is located near three major highways that can get you to almost anywhere in the Metroplex quickly. The staff is quick to respond to your needs. The amenity package includes things you will not find anywhere else including a personal garden plot if you desire. The rents at Marquis at Waterview are very comparable to other communities in the area. We value you as a resident and hope you consider renewing your lease as we are happy to provide you with excellent customer service.

Please remember that your rent includes things like responsive staff including maintenance, excellent location, and amenities you will not find at other communities. This community had beautiful pools and streams running through it. The resident vegetable garden, jogging path and car wash made it completely unique. The apartments were spacious and well planned. A+ community and staff.

I understand the demographics of the community is heavy in UTD students particularly international students. We tried going to the monthly breakfast but quite honestly, accept for the staff, everyone there were not speaking English and were not social outside of their own demographic group. We have lived here almost a year and I have only met one of our neighbors. The rest are social but only with their own social groups. It's awkward. As long as whomever I was recommending the apartment to was not looking for a "social type" community, I would recommend.
Thank you so much for responding. I completely agree about more predictability for events. Beginning in January we will promote our events on a more routine schedule. We want our events to be more social as it is important to us for you to have fun and get to know your neighbors. Thank you for your residency and I look forward to seeing you at our next event.

I would recommend to my family and friends because it is really good place to live, the office staff is good, and better service, the office initiatives, yoga. The apartment is spacious, especially the kitchen storage is more and has decent space. The living area and Kitchen are separated. This attracts me as if the Vent fan runs it doesn't disturb the people watching TV in the living room. This is very good place to live.
Before I recommend, I always tell them do the better homework on the rents as I am paying more when compared to others who live in the apartment and will mention about the apartment amenities as the old and don't have more expectations on it. So they would likely to know before they come.

High rent, rude office staff, bugs all around
* Ridiculously high rents
* Very rude staff: The old staff was much better and behaved properly. The current staff, doesnt even know how to greet new residents or existing ones.
* Bugs in and around the apartments.
* Swimming pool was closed without notice during summer. Kids have no way to use the 2 swimming pools and MQ management decided to close them in peak summer.
* Maintenance folks fix part of the issues reported and they dont show up if some issues are still pending.
* Very rude staff: The old staff was much better and behaved properly. The current staff, doesnt even know how to greet new residents or existing ones.

The community was located close to a major highway and had nice floor plans. The upkeep of the property was good and the community amenities were fabulous. The leasing agent was helpful and showed the community with interest.
