the parking situation is abhorrent unless you want to spend even more money to have a covered parking spot. Despite having receptacles at the doors for trash, we can only use them between the hours of 6-8 pm sunday through thursday.
Our valet trash service picks up 5 nights-a-week. I'd be happy to discuss the many benefits of this service. I wouldn't describe our parking situation as abhorrent; although I respect your opinion. As with any apartment community, some buildings have more open parking than others.

Good on amenities but costly

In my case when I opted for it then I got it at price X. When I renewed it after an yr, price was increased by Y amount. At the same time, I know my friends were paying less than X amount for same apt (same sqft, just different block). Even when it came to their renewal their rent were increased by less than Y amount. Hence, I feel price wise it is not fair. I had given in general feedback also in their internal survey that with internal apt structure amenities, I feel asking rent is not correct but never got any feedback or re-consideration in rent. Even now, I know my friends are paying less than what I am paying for similar apt in Marquis. There shall be some justification or normalization done when it comes to price given that's one of most important factor for any renter. I hate to say this but I may not be renewing after expiry of my current term as I know there are other apts available with less price with similar amenities in good location unless I am given some discount for the loss I have suffered in last 2 yrs. Last time, I had personal problems due to which I couldn't change it but now it will be purely based on fairness in price.
Thank you for the exceptional rating of our amenities. Please understand there are so many factors arrtributed to pricing; seasonality, location within the community, amenities within the apartment, length of lease term, etc. I would be happy to review this year's renewal with you one on one.

The new trash cans of ALL the apartments right in front of my apartment is really putting off. I know that by law the requirements are to place them in front of the railing. However I would suggest either getting rid of the pick up trash facility or even better put it back to putting the trash out at the curb. There is an intense odur when all the trash cans are right in front of my apartment. I have tried bringing this to the notice of the staff at the office as well.
Thank you for your suggestion. We are currently working on a quarterly cleaning schedule for the trash benches. Your concern is not going unheard.

Great place to live

I had a wonderful experience living at the Marquis. The major plus point about this community is its location. Renner is a beautiful, traffic free, peaceful road. The community is 5 minutes away from walmart, sams club, central market, La fitness and 2-3 minutes away from the highways. A tom thumb is right next to it for quick or major grocery shopping. The apartments are well maintained, the amenities are very good and I do not have any complaints about the maintenance. The maintenance staff is quick and they accept request through email. The major plus point about these apartments is safety. Very safe, and peaceful neighborhood. I would have loved to continue staying here, but had to move due to hike in rent as well as for ease of commuting to work. I really think the raise in rent should be a small percent when it comes to releasing. I would also like to give a special mention about the valet trash and recycling. This was such a helpful thought from the community as it really helps keep the apartment trash free as one is usually hesitant to throw out trash if they have to carry it to a trash bin away from the apartment. I am also sure that people are recycling more because of this amenity.

Many of my friends didnt opt to lease at Marquis just because of the fact that after thew first lease term expires, you guys increase the rents ridiculously.

In current scenario I wont recommond. This community has great location, excellent layout but support form management (leasting staff + maintainance guys) and value for money are two factors which negatively affects.
I am sorry you feel that way. I'd love the opportunity to show you how valueable our maintenance and on-site staff really is.

The leasing professional did a superb job showcasing the community and its amenities; however, the leasing professional was robotic and did not have a flair, originality or warmth. The leasing professional asked me several questions, but the conversation quickly ended and little was said to show empathy or excitement for my upcoming move. The leasing professional took me on a thorough tour of the grounds and the amenities and told me about the neighborhood shopping and schools. If I were seriously in the market to lease an apartment, I would have leased from this leasing professional; however, I would have liked the leasing professional to tailor the experience in a more genuine tone and tie more features to benefits that were in alignment with those things I stated I would need. I specifically suggested over the phone that I needed a garage and was never shown one during my visit.

Maintenance and front office staff are great!

I lived here in a three bedroom townhouse for over three years and was very happy here. The front office was always very responsive and the maintenance staff was always there in under 24 hours. A great community for a great price. Relocated to a house for more space.

Expensive old

Not worth price. Officers in front office nice but head officer nevers there. Officers deliver messages to the head but it take too long to get a answer. Expensive and old.
We employ a very competent team of decision makers. It is not always necessary to speak directly with the Community Director. Thank you for your feedback.

Lovely apartment community

I had a very pleasant experience living in Marquis at Waterview. I chose this apartment community mainly for the neighborhood - it was a calm, serene locality conveniently located next to a strip mall. The apartment buildings and grounds are well maintained. Their maintenance team was very helpful. Personally, I did not have issues with any of my appliances and all my minor maintenance requests were attended within a day. During my stay, all the apartment buildings were re-painted and we got a free upgrade from curbside trash pickup to Vallet service with recycling options. With frequent community parties, yoga classes, zumba classes and occasional movie screening at the main pool, I couldn't think of any reason to not give them a 5 star rating.

Striving to improve - to keep residents happy!

My husband and I have just renewed our lease here for our 4th time. Each year, we say 'this is our last' but here we still are. We have seen a lot of management changes & this current team is great! Jo, the current Community Director, wants things done right the first time & follows up on everything. Upon this renewal, I had some maint requests, and she actually had me tell them when I wanted them here & they arrived on the day very punctual & I was happy with all that was fixed/ upgraded. I'm happy with the new exterior upgrades taking place & the location here in Richardson is super. It's a quiet community & I feel safe. (But- I'd like to see a crosswalk of some sort placed on Renner Rd to the bus stop/ walking path- we all keep dodging traffic !)

This is an actual community!

I have lived at the Marquis at Waterview for many years and I can honestly say the community is at its best right now. I have been here through several managers, leasing agents and maintenance people. The current group is really great. The current manager has made some incredible upgrades to the property. The leasing staff is friendly, thoughtful and very competent. The maintenance staff( who I don't use very often) seem to be working hard all the time. Some people say that they price is too high and I will say that it isn't cheap but I don't want live in a place that is cheap. The community offers so much outside of the apartment that I can understand the cost being what it is. All the classes, parties, breakfasts, and other events just to name a few makes it more reasonable than a normal place. You get what you pay for at the end of the day and I like living at a place where I don't have to leave for some of the things that I need. I heard they are doing some more upgrades and I am excited about those things also. I look forward to many more years here and if you are reading this just know that this is a great property with an excellent location and an incredible staff. You can't go wrong living here.

Our community was built in 1997; which is average for this area of Richardson. Our location and demand make us more expensive than Plano. Thank you for your review.
