I did not get to view any of the community amenities. I would possibly consider leasing here, but would like to come back on a nice day with my spouse and see the amenities.

I enjoy the size of the apartments, height of the ceilings, the large deck space, and that there is unassigned and sufficient parking. I have had positive experiences with the maintenance staff, office staff, and appreciate that the complex grounds always look good!

Declining Neighborhood

When I moved here the place was well maintained and the people were friendly and neighborly.  Now the rents are raised so frequently that there is a lot of turnover. The landscaping hardly matters because there is paint spilled and dripped literally everywhere.  Check for yourself.  And with so many moving out, the PACKRAT-type storage units continually litter the view.  Actually, one of the storage trailers has been by the neighborhood entrance for just about a solid year -- the office personnel told me this resident had special privileges to park the storage unit permanently because they were renting two units and 'we have so many vacancies'.   Besides the resident turnover, there is also constant turnover in the office.  
As with all reviews of our community we appreciate the feedback you have provided. We do work to provide all of our residents with a great living experience. If you wouldn't mind contacting the office, I would be happy to talk through some of the issues you have referred to and clarify what appears to be some inaccurate information provided to you. This property has it all: a great location, great floor plans, amenities and great service. I was amazed with the uniqueness of the floor plan. The walk-in closets are huge. I love the how the French doors can be used for added privacy. This definitely a place you would want to call home.

Animal-friendly community being priced to death

One of the best things about this place has been the sense of community that has been created by the responsible pet owners here.  I've lived here for years (without a pet of my own) and I think most of my friendships here have been begun by meeting people exercising their dogs or training them or letting them socialize.  The property has wisely supported responsible pet ownership with many convenient (and complimentary) pet waste disposal stations throughout.  There are some large green areas where the after work crowd socialize their pets, and even a little "bark park" for small dogs to play.  I have not known many people to gather for the "official" community events at the clubhouse, but these informal gatherings make Marquis a proper neighborhood.

The rent raising strategy over the past three years has pushed many good friends out and into home purchases.  The approach seems to be about taking advantage of people who want to live in a stable neighborhood while trying to shake every dollar out of the market.  People who once renewed happily seem frustrated now and there has been an emerging sense of "us against them" with respect to the managers who are throwing loyalty and the lifetime value of customer over for a quick (opportunistic) buck.  I hope this changes and more stability returns to the neighborhood as the longer term residents take much more care in keeping the place nice and litter free, etc.

While the rent has been mechanistically raised every term, some of the amenities have been plummeting.  A notable example of this is the monstrosity of tangle and overgrowth that replaced the stately and distinctive fountain at the Edwards Mill entrance.  When the fountain was buried with this cheaper alternative, most residents began to view the general care of the property as in the process of decline.  Hopefully with the new paint and some new faces at the office the fountain might be restored again as well.  That would go a long way in signaling the good intentions of the management in caring for people who have made a long term investment here.  Whereas only some people use the pet facilities, the pool and the clubhouse, everyone (including the leasing agents and owners) will benefit from the beauty and upkeep of the entrance that used to set Marquis apart from every other place.

Yes, the website description promises a 'distinctive waterfall' but this is no longer running...it looks like a mess now for two years.  When is this going to be restored?

I would love to continue to recommend this property to others but the rent amount would be a factor. Also the rate at which it increases is a factor as well. I don't really want to admit that we pay this much. Somewhat embarrassing.
