Very nice complex. Trash is picked up at your door daily (weekdays). Units are very modern and well maintained. Any maintenance issue I had was handled the same day. The landscaping provides a peaceful view. I had two fairly mature trees right outside my balcony. Pools are very clean. Used the washer/dryer at the club house and was affordable. Basically a place you want to live that's within a short distance of restaurants and shops that won't kill your budget.

Value for money is definitely a concern , the community needs more cleanliness and well kept lawns

The community sits in a great location with access to everything. The amenities offered here definitely stand out as added value, and the staff all seemed to enjoy what they were doing and took pride in how the community was presented. I would recommend the community to anyone in the market for a great place to call home.

Great experience and service. Apartment are a bit dated but management is doing an excellent job of up keeping.

The pricing is a bit high for what you get. The brick apartments are nice and so is the color of the pillars - However the grounds are the worst part about the complex. The outside of my unit has had "dirt" as the yard for almost 2 years. Its very unappealing. Some plants were planted in the spring - but they are already dying. I was informed by management once that this is due to water constrictions - BUT other apartments have nice grounds. Looks to me like its due to poor maintenance and probably cost associated. Aside from the "dirt landscape" the carports are poorly built. If they were made out of brick like the complex - it would automatically improve the appearance of the whole complex itself. If the grounds and carports were fixed - I believe than the complex would be up to par with the other complex's around here. On the plus side - the trash dumpster looks much better than last year and trash is not strewn all over the place anymore.

Safety of community and relatively stable office staff. Manager/Assistant Manager have been here for a number of years and that is a good sign. My previous apartment (also a CWS property) had changes to staff OFTEN.

We have noticed an improved "attitude" in the office over the past several months. Maintenance have always been friendly and extremely helpful since we moved in, quick to meet needs and make repairs as they are able to. We have run in to some problems in the past (see next box) that were not handled in the way we expected by management. It many situations a little empathy and an apology go a long way.

Too expensive. Electic bill too high.

The renewals are high every term and you end up paying quite a bit in a few yrs.

Most of the people I run into are okay. Not a lot of friendly ones. But I keep to myself because of that. The location and apartment are great and are kept up great.

DO NOT rent here. Save yourself the headache and just walk away. The apartment itself was okay, basically on part with any of the other complexes in the area. However, the office staff was a complete and total nightmare that I would not wish on my worst enemy. They broke my lease three separate times and had the gaul to argue with me about it. It wasn't until I literally read them a clause from my lease that they stopped trying to tell me that hadn't done anything wrong. My lease is the standard lease they use for all their apartments, so this shouldn't have been news. Additionally, when my lease was finally over and I had moved out, they tried to overcharge me for issues they had previously said were fine during my walkthrough. There are too many other options on the area at the same price point for this place to even be on your list. Look at the reviews on any other site and you will see many others feel the same way I do. Just save yourself the headache and don't even consider the Brooks on Preston.

I feel the agent did a very good job representing CWS. She exhibited warmth and cheerfulness throughout the tour. Ashley also seemed extremely happy to work there and gave a very good representation of the community overall.

After experiencing some tough communities with unprofessional staff I had become bitter and defensive towards Apartment Community Management.

The Brooks on Preston has changed my opinion.
The Property Management is caring, considerate, and understanding of all concerns I have.
They have handled the few issues I’ve had promptly and professionally.

The community is a pet friendly and family friendly community located in a good location between business parks on legacy and 300k+ homes in Plano Communities.
The tenants are made up of young professionals/young families.
Management is always looking for ways to improve the community.
I feel confident that this is a safe place for my family and I to live while starting our careers and would recommend it to anyone in the area looking for an apartment home.
My favorite part is how established the community is, the landscaping, the mature trees, and the shade they provide.

I was impressed with the community and their leasing staff. The amenities were beautiful as well as their apartment homes. The staff members at were outstanding and very enthusiastic about helping their prospects find the perfect apartment home.
