Apartment Review from a Current Renter
The location of the community is the reason we initially decided to live at the Brooks and why we have stayed. The apartments are spacious and pretty well kept for the most part. The trash area is a big turn-off and needs help ASAP. I wish the dog park area would be kept up with as well. It is always a mess and we would rather not take our dog in there.
Thank you so much for your honest feedback about living at the Brooks on Preston. You mentioned that you were unhappy with the upkeep on the dog park: In the last couple of weeks, we have hired a new maintenance team member who is strictly in charge of grounds. Eddie will be stopping by the dog park multiple times a day to make sure it is picked up and pleasant for our residents to bring their pets to run around in. As for the trash compactor, we are definitely aware of the constant issues with the excessive trash piles. We have just finished construction on building a side door to the dumpster area, and chaining the two large dumpster doors. We are hoping that will keep our residents from dropping off their large furniture and overloading the entire area. Also, with those big doors locked, it won't be such an eye sore for our residents and neighbors driving down Ohio. Again, I want to say thank you so much for your feedback so that we can look into doing all that we can to make our current and future residents happy!!

I will be moving at the end of my lease. I would NOT recommend this complex to any one. Not after all of the unaddressed issues. All I ever get is an excuse or apology it took so long.

The staff was very friendly and knowledgeable. The grounds were clean and it had a lot of amenities. One of my favorites was the swimming pool overlooking a brook. It was also a very safe community with 24 hour security. This was definitely a good value and I would consider living there myself.

For the money, the apartments are in need of repair. I have numerous cracks in my apt. I was told over six months that someone one would get back with me. Last week I was told and can have my apartment painted. What good would that do without tape and bedding? My dishwasher is worn out. Landscaping is the pits. The manager seems to be absent most of the time, or unavailable. Only after leaving a message with corporate, did I get a call back, and it was not from who I wanted to talk to. I have been informed that my rent is going up and that I have only one more year to live in this apartment. I am leaving. For the same money, I can live in an updated apartment with nice landscaping and an attached garage. I feel like I have been run off.

I'm not certain. I actually really do like the complex - but I can't get over how high the rent is/has become.
Thank you for sharing your feedback. Plano is a great place to live that offers many conveniences to their residents. With the area growing the rents are also growing, but we are striving to increase the value you are receiving at the same rate.

The amount of occasions that third parties need access to our home while we are not there would be the only reason I would not recommend The Brooks to friends or family. At times it really feels like an invasion of privacy. Ive never been subjected to "k9 pest control" which really seems like it has an ulterior motive. Kinda makes us feel like we are being treated like criminals. Just my personal feelings.
Thank you for sharing your concerns with us. I do apologize for the inspections that frequent your home, we have several required inspections each year for different reasons. A member of our Team does walk along for inspections to represent the community staff. The K9 inspection is purely for pest control reasons only, the dog is trained to detect pest related issues that may go unreported.

Love the apartments I really do and I would tell them I do but I would warn them about the rent becoming unreasonable

WOULD NOT: The rent keeps going up, the walls are a bit "thin" (I can hear my upstairs neighbor walking throughout the apartment)
WOULD: The apt meets my needs, the complex is mostly quiet and made up of families, dog friendly, nice creek view from my unit, maint staff is awesome

The management needs to get beefed up. One more staff member would be helpful, there have been too many times when I have gone to the office and waited 30 to 45 minutes for someone to show.
