The location is great but the skate park and the rec center aren't so great to be around

the only thing i would warn people about living here are the street closures whenever there is an overt in the park next to us. they can get to be a bit much especially in the warmer months. also the parking situation can be a little tight. assigned spaces for everyone would be ideal.

Nice apartments, and convenient location. Staff friendly. A bit expensive and price increases with each renewal.

This apartment community was centrally located, well managed, and well maintained.

I would because it's the location is nice especially if you use the park. I wouldn't because there's little around it, it's sometimes difficult to get to (lane closures, can only get in from two directions), and it is priced at a premium.

There are definitely better properties in the area.

I felt that my experience at the community was more than what I had expected. I was very pleased with the tour and the way that the community was presented to me.

Too many new building within a handful of miles opening and too many other good buildings for someone to short change themselves on people being able to stop by comfortably. The loud heating cooling units disrupt sleep and make you play the tv louder than needed. The location is both awesome and yet has draw backs when events impair area. When I've walked people thru the details, twice they've chosen other buildings.

It's overpriced and now there are a lot more options in the inner loop.

A coworker recently asked me about living here, I highly recommended it.

I'm not sure at this point whether I would recommend this apartment community. There are benefits, but there are also some fairly annoying new develepments. For example, a dog moved in downstairs from me and when home sick two days a couple of weeks ago, I learned he literally barks all day long.

Great property located in an area convenient to everything. I loved the hardwood floors and stained concrete. The backyard with the bike trail was great!

Ive lived here for 5 years and its always been great but since the new management took over In June it has been outstanding. They have great resident social events and they have really made an effort to revitalize the property. Lots of improvements and maintenance going on to improve the property. Service requests are done right away and staff is very resident friendly and receptive to ideas, requests for improvement. It doesn't get any better than this. If your looking to live in this area, this is the first place you should look.

I honestly could not recommend the Marquis Lofts on Sabine any more if I tried- I'm currently trying to get my parents to sell their house in the suburbs and move in too! Here's why:

Safety- as a female living alone, safety was one of my main priorities. The combination of the gated access parking garage and each and EVERY doorway being key fob controlled makes it nearly impossible for non-residents to enter the premises. Because of this I have actually locked myself out of the complex on more than one occasion, but I'd rather it be that way than the opposite! I have never ONCE seen anyone hanging around the building that was not a resident or guest of a resident.

Location- Perched right on the tip of Downtown with gorgeous views is one thing. Sitting on Buffalo Bayou Park, Eleanor Tinsley Park, and Memorial Park is another! With all of the events and outdoor activities surrounding the lofts, it's never a dull moment. Also, being surrounded by all of the "green space" really alleviates any unsafe/bums/sketchy people hanging around. I guess they figure that 90% of the people running/biking at the parks don't have wallets on them so they just don't come around. I walk my dog down on the bayou at all hours of the night when I get home from work and I have never once felt unsafe.

Staff and Service- this office and maintenance staff is tough to beat. I have never before lived in a building where the residents not only enjoy but also look forward to spending time with the leasing agents/management! They are all incredibly kind, understanding, and flexible to renters' needs; something that does not come easily in the rental world!

Residents- People here are cool, enough said. Everyone is friendly and professional and have interesting jobs, backgrounds, and experience. If you own a pet, the "dog crowd" here is plentiful and the lawn out front becomes a mini dog park in the evenings.

I promise I'm not a leasing agent posting this for good press, I'm just a resident who is incredibly happy with her experience in the past few months and want other cool neighbors to move in too!

We love the location and living here; our complaint is due to the A/C in our unit #447. If this was not a issue, we'd recommend this community to anyone who wanted access to the paths and living near downtown.
