Would: good value and location.
Would not: Location- traffic in and out is difficult ever day Allen Pkwy commonly closed on weekends. Also, too many people who dont need to be here are around. Specifically people going to top of garage or taking photos on the property

Overall, the quality of residents has greatly declined. In addition, gym equipment and the facility is VERY dated! The complex does not appear to be as clean as it once was (e.g., hallways are not moped as often; repairs are slow to be completed in building).

Luxury loft apartments in the heart of downtown just minutes from the freeway and plenty of retail, dining, and entertainment. Charming history building with a variety of layouts, a wealth of amenities, and an excellent location. Pricing was reasonable for the location and amenities offered.

I loved the community. Although there was some construction going on, I was definitely able to see the true beauty of the community. A bit expensive, but you get what you pay for. The location was perfect, being central to everything. The trails adjacent to the community were a huge plus! The community definitely deserves five stars!

The office manager and team here are excellent. I feel very safe and secure here because of them. They work hard to make this a fun place to live.

If I were a real customer I would definitely move in. The location was very nice, as it was on the Bayou. The floor plans were spacious and had the feel of a home. I really enjoyed my tour and demonstration. I felt like I was visiting an old friend. The curb appeal was also very enticing.

I would have leased on the spot. The leasing agent did a fantastic job in getting to know my needs and really listening to everything I said and did not say. The community was beautiful and I loved how close it was to the many things in the downtown area.

Great management - Derrick is a great manager and responsive and caring. Maintenance is responsive. I especially enjoy being across from a park. Downside - there are always events happening and it is often noisy, storage is minimal and you pay a premium rental rate. There have been several car break ins in the parking garage. the fourth of July event is nice- there does not need to be a DJ- provide more food and an extra wristband for additional guests.

I believe the apartments are beautiful and the setting on Buffalo Bayou across from the cistern is amazing.

I am actually a Realtor and show a lot of properties. This is an amazing location and the staff is great. Derrick Madkins the property manager is on point everyday and very professional. I'd recommend this place to anyone who wants to live near the city and have easy access to the outdoors.

Things need to be updated (e.g., the gym). The "quality" of people residing here appears to have decreased significantly. This is based upon the appearance of others' balconies and entry way (front door), as well as, noise level of neighbors!
