Marquis Lofts on Sabine

We recently moved from The Rice lofts downtown and must say it was a great decision!
The property at Sabine is so clean, maintained and quiet.
Residents are friendly and courteous and the staff has been amazing!
Maintenance works hard to complete request on the same day and are very nice, clean and professional. We get a lot more for our money here.
Two outdoor pools, grills, outdoor fireplace.....it is very peaceful.

The property sits on the Bayou and is not like living in other lofts in the city. There are beautiful views of the skyline from the property and the historic Sabine Street Bridge.
There is a lot of activity around the property with people running, walking, kayaking, etc. It is nice to see Houstonians utilize everything Buffalo Bayou is now offering.
The property is very secure and not accessible to others unless you allow them access.
I highly recommend checking out Marquis Lofts on Sabine if you are considering downtown living.

Price is comparable to newer more luxury apts. Location is excellent however the street closings and constant noise is a distraction. I can hear my neighbor talking in a normal voice when he is entertaining on his patio and I'm in my apt.

The management has no sense of privacy for the people here. We've had maintenance just walk right in without being notified in advance. The building issues that lead to noise issues are unforgivable.

great expectations, not so great reality!!!

The "ONLY POSITIVE" aspect of living at MQ Lofts on Sabine >>>>>>>> LOCATION, LOCATION, LOCATION!!!

UNFORTUNATELY there are way too many negatives to delve into - so here's the biggest issues:
[1] building physically needs updating - you can literally see the poor craftsmanship in which this building was thrown together. One of the main issues is exterior doors that routinely SLAM SHUT SO HARD IT RINGS YOUR EARS; they also seem to have issues with security as most times you simply pull open without key fob.
[2] to be listed as "LUXURY" - the interiors need to match the exterior!!! The cheap paint jobs in the hallways to the cheap fixtures on the inside of the units, IS QUITE A STRETCH TO CLAIM LUXURY LIVING??? I mean the tubs aren't even porcelain - rather painted over plastics, that chip horribly. It's rather pathetic that a space that could be magnificent seems to be a money grab scheme taking advantage of its best feature -------- LOCATION!!!
[3] maintenance crew needs a major overhaul - they seem never timely in fixing trouble tickets; in which you have to constantly call on-site manager for updates. I often wonder what they do, as you see them hanging out in the breezeway or in the office with the door open; which gives a tenant something to wonder about when you come home and see your trouble ticket is still unworked??? I also hate the fact that maintenance speak in Spanish to hide what they are speaking about - I find it offensive!!! I don't care how you speak when you are in private, but professionally show courtesy to the tenants when in their presence - mainly because it seems very sneaky or maybe a snide connotation.
[4] TRASH use to be a major issue for sanitary concerns, and even though it seems a process has been established for more frequent dumps - it simply isn't enough!!! With trash disposal on the inside of the building ---- SANITATION ALONG THE HALL AREAS RELATED NEED CLEANING DAILY (WEEKENDS INCLUDED). Because the building was a throw up quick job, ventilation is horrible - which means the opportunity for bad smells, critters, and illnesses increase.

I believe at the moment the ratio between RENT PRICES to LUXURY ACCOMMODATIONS is grossly and negligently obscure. MQ Lofts on Sabine's on-site management as well as property owners need to align themselves with what the BASIC meaning of LUXURY DEMANDS --- at the moment tenants are being abused at these rates relative to substandard property!!!

Becoming Aged, out of sync with reality. Bye Bye

Oh Sabine Street, or should I say Marquis at Sabine now. Check the ratings for the first, as they are more relevant to this place than what is contained here ;) The loft style apartment and location was what I was looking for in H town. Sad to say that after two years, I am saying good riddance. Run the other way, save your money, and you will be better off.

Where to start: This place is starting to show its age and all the shortcuts and cheap moves by the builders are evident. The model may appear nice, but the real units are a different story. The windows are single pane, you will spend a fortune on electricity and hear everything outside. I hear the trains, the weekly Sunday BBQ in the Parking lot, and the dumpster get emptied at 5 AM. Along with that I get to hear what my neighbors are watching at night, and his awesome grizzly bear snore lulls me to sleep.

The appliances are old and of lesser quality, bathtub and sink have chips and have been resurfaced, fake granite tile countertops are gross. The hallways are dirty, and not maintained. The gate/door access systems are old and annoying. Pain if someone is ever visiting. If you stop to get your mail, good luck backing out and getting the gate open without killing someone. When anything is going on in the Bayou have fun getting home as Sabine will be closed.

Overall this place tries to act like all the new places, but doesn't have the amenities, nice pools, quality, or luxurious amenities of everything else new in Houston. This doesn't stop them from acting like it does, trying to charge you like it does. Much better values had elsewhere.

Talking with the Neighbors (who are awesome long term residents btw) all are disappointed with increased rent, lack of service, and overall decline. Sadly the Marquis team is purely after charging more (aka their rent optimizer that raises rent and shortens renewal contracts (10 month max to time with highest demand) to extract more $$$$), and it is evident by people leaving, and vacancy going up. When I first rented, they had 1-2 apartments available max in the building and everyone wanted to live here. . . .not anymore.

The location of the property is walking distance to many things. I enjoyed that the recreational facilities were accessible for 24 hours for residents, which was another great advantage. I would definitely love living here if I could afford it. For the apartment that I viewed, I liked the layout of it and especially the restroom. It catered to couples, which was a plus in my book.

Great Location, Great Staff, Great Views!

The Positives:
I moved here a few months ago and was quickly attracted to the prime location in Houston downtown right overlooking the bayou that the city had done a great job renovating. a Bike share station also opened up which i gladly used to go grocery shopping, to the Y or to work. The staff is very warm, nice and helpful. The BBQ area is amazing for hosting friends, a nice dinner at sunset or just to read a book. The lofts are unique unlike any other property commercially managed, so you don't feel like you are in a cookie cutter type apartment. Residents are nice and respectful.
The (one) negative:
I am about to move out as my job got relocated to a different state. I am sad to leave my wonderful loft. What making things a bit harder than I expected is the break-lease policy. It's quite extreme. Even after providing a two months notice and paying the reletting fee, which is not a standard practice (Texas law only requires one month notice) I am being held liable for all the duration of the lease until the loft is leased. I deem this information important for anyone working for a big company who may be asked to travel to a new ovation and thus break their lease. If you are sure you won't, then this is the place to be!
