I would recommend the apartments simply based on my resident experience, but not based on price.

Property is good, the community as a whole is great as well as the location but current manager does not contribute to a positive experience.

The visit to the community was memorable. The community's pride was shining through. The leasing professional who assisted me was a people person. He also appeared to be proud to work there. The community was in a prime location and easily accessible from the major thoroughfares. The community offered many amenities that were offered in the higher upscale communities.

not the best quiet place.
The walls are made of paper, I can hear absolutely everything from the next door. The grills are always broken or damaged, the building is old and at the corridors very often does not work the AC. The trash is always out on weekends and the smell is terrible.
At my department there has been several complaints of maintenance. It's actually very expensive for what they actually offer. If you only care about location it is a good option :/ but that's it...

New residents can expect very nice apartment but with increases in rent for each renewal, mediocre response to repairs

Location is great, building and grounds are attractive, indoor common areas are quite pleasant. As noted above, outdoor common areas and my particular unit could use some TLC.

I like the community a lot. I would say that while some of my neighbors have been fantastic, some of my neighbors have not treated the common areas as though they were common areas. The folks in 148 leave dog poop outside their apartment, let their dogs off leash, which consistently causes problems when walking dogs on the ground floor.
We really appreciate the kind things you expressed. I will see if there is something that can done to clear up the common area issue as well as improving our pet leash policy.

great location and amenities: Rates are pricey and are not fixed.. they are variable , so you never know what to expect on rent when you send someone

the only negative are the street closures that happen, esp in the summer. i know its unavoidable but sometimes it takes an act of congress for me or my guests to get into the street in live on much less my our parking garage!

We've had way too many issues at this apartment. For the price we pay, I'd recommend people to rent a townhouse.

This is a very nice community. This is truly city living. The downtown views, the walking distance to Bayou Place, and the accessible bikes for strolling are a nice touch.
