Excellent service from leasing office
We weren´t able to rent the apartment, but the service was fantastic. They helped us a lot with application issues, and their modules are perfect for our needs. Community looks nice, and hope we´ll be on it next year.

The community is conveniently located at the end of Live Oak before you enter downtown. These custom finished apartment homes offer great island kitchens with granite countertops and light white cabinets and appliances. The community offers a great game room complete with shuffleboard and pool table, as well as a large media room with big, comfy chairs. Great location, great amenities, great open floor plans!

The service at this apartment is great.
I have mostly enjoyed living here for the last year. The neighborhood is convenient to downtown and other entertainment districts. For the most part, a quiet and safe area. It's also very convenient to Exall park, Deep Ellum and I-35/I-75.
The maintenance staff here are excellent. The majority of my requests were fixed the same day I reported them. The office staff is also great. They make the effort to get to know their renters and make sure all are happy with their living situation. Once a month or so the staff throws little parties or gives out free food. It usually goes within the first hour, so I haven't been pleased with the parties. However, a few times they have done a "to-go" breakfast at the parking gate, which I thought was a nice treat and way to start my day.
The pool was never too crazy, which was a welcome change from my last complex. The pool is also clean and not left in shambles after Saturday pool parties. I do think it's a little pricey for the size and quality, but the Dallas rental market is in high-demand, so I think they are priced competitively in-market.
Overall, a great place to rent in Dallas.

More guidelines on tennants with pets, the noise levels of the pets and hygiene pick up after their pets would be preferred.
Thank you for your attention to this matter. Our pet policies are already well defined and I do not believe we could add anything else other than increase the fine, which is already steep at $100. We do issue lease violations and fine pet violations to the irresponsible pet owner. We understand that it’s not the dog’s fault so we still welcome them to live here too. We love people and their four-legged family members, just not the waste left behind.
Once again, thank you. Also, I invite you to help us out by anonymously informing us who the pet policy violators are. It always helps to have help! We’re here to help too!

This community has great ammenties!!
Office staff and maintenenance crew are exceptional to work with. They truly go above and beyond the "call of duty". ALL of our concerns and/or maintenance issues have always been resolved in a very timely manner. We also feel the rental rates here at the "Marquis at texas Street" are very resonable-especially for the ammenties associated with the community. They truly make you feel like family!!

I recommend the community based on the manager, leasing staff and maintenance professionalism alone. However, the living space, parking and amenities are very cramped and small in comparison to other locations and the rent is just too high.

Hesitant as feel price per square foot is high as compared to other properties in the downtown area and comparing amenities.

Sure, many communities may have more and you may even pay less, but what they will not be able to offer you is the customer experience that we give you. We strive to make each and every resident feel special and we want our residents to be a happy member of our community. I hope we have proven this by your interactions with us.
Here at Marquis at Texas Street you are not just your apartment number or a rent payment. You are a person and a valued one at that. Example of this is that within the past four years I have said goodbye to some of our residents that have left us for that greener patch of grass. However, I have also got to welcome many of them back to our community because they did not receive the same experience that they had with Marquis at Texas Street. At time the best value does not always equal the best experience.

The location of the community was unappealing because of all of the noise. The loud construction was unpleasant but I know that is only temporary.
Thank you for your incite. We are happy to report that the construcion of the surrounding roads are almost complete!
This apartments is safe and super friendly
I have lived at the Marquis on Texas for more than 7 years and I love it. I have lived in 3 different floor plans and all have been great. When I have a servie request it is done quickly and without question and any problems are handled promptly by the staff. The only thing I hate is that rent increases every year and this year I may have to move due to the rent increase. I will be sad to leave.
