Nothing that was done in my mind could have been completed better. Everything was very customized to me and my needs. The fitness center could have had more equipment, however.
We are so glad to hear your impression of our community was good overall. Our fitness center was a recent addition to the property (converted from the old Manager's Office). We hope to be able to expand it in the future, but for now, we are pleased to be able to offer a range of cardio equipment and a universal machine to our residents.

Once exterior renovations are complete and some landscaping is improved, I think this will be a fantastic complex in a great neighborhood.

I would recommend the apartment as long as the rental rate is fair. If the rate were much higher than I pay, I don't know if it is worth the price.
You mentioned that you were concerned about what your renewal offer might be. I am not sure at this time what it will be. The system will prompt me to generate your offer about 75 days prior to the end of your lease. I hope that we will be in the right price range for you. I value your residency and would hate for you to leave. I am here to help in any way I can. If the offer is more than you feel comfortable paying, maybe we can look at some other CWS communities in the Austin area.

In your survey you mentioned that you would recommend our community for the location, but would not recommend it for the price. I completely agree that the location of our community is excellent! With easy access to Mopac and 183, it makes getting around the city easy and efficient. Also, we have some awesome local businesses in the neighborhood that makes living here really special!
I understand from your review that the rental rate is a concern for you. Most times higher rental rates go hand and hand with great locations as a city develops. I know that your lease will be up for renewal in June. I sincerely hope that you will stay on with us. I hope that you will find value in the maintenance service you receive here, our customer service, as well as our newly renovated interiors and exteriors.
If the renewal offer we send you soon ends up to be out of your budget, maybe we can look at a different floor plan option to get you to the right rental rate. We also have some sister properties in the area. The closest one to us is Northwest Hills. It is located off of Far West Blvd on the other side of Mopac. Perhaps they will have the rental rate you would be more comfortable with.

The community has undergone so many changes since I signed the lease...there are always some type of construction crew onsite impeding access to your apartments
Please let us know if your access to your apartment has been impeded, and we will take action to rectify it.

The scope of the exterior renovation is broad and sometimes creates unforseen challenges which alter the schedule or order of work. The good news is that we are about halfway through with the renovation. We do still anticipate that the project will be complete in the spring (around March), and we appreciate your patience throughout the process. It is our sincere hope that when the project is complete, you will be pleased with the outcome and will feel proud to call Austin Midtown your home.

I would like to have wifi access throughout the property - not just by the larger pool. Also I feel the monthly fee for online rental payment should be waived for tenants that pay regularly on the first of the month.
While we are always looking to add value to our apartment homes, our greatest amenity continues to be our convenient central location. We have considered the addition of services such as wi-fi or cable. Due to the age of our community, there are some logistical concerns which may make such additions unfeasible. You may find this to be a common challenge at communities in this popular area of town.
Regarding the monthly processing fee on resident invoices, is not an online payment processing fee, but rather, it is the processing fee from the utility company for individually billing each resident. The one-time processing fee of $5.00 for your online application is the only charge levied for online services.

Now matter you try to dress up the place, it's guts remain a poorly-built relic from the 70's. The plumbing is old, the walls are thin between units and the upstairs floors lack any sort of noise-dampening feature. The sidewalks are the main storm drains on the property, leading to inches of water running through them or settling in low spots. The parking lot by Shoal Creek floods with any moderately heavy rain. It's not a good value for the money.

I could live there because of the leasing professional who worked with me and showed me around. The pool area was very clean and crystal clear. The apartment had nice upgrades.

I'm sure I would be quite pleased overall with this complex, had I never had any of my flooding issues, the management seems at least on par, if not a bit better than average from my experience. However, the infrastructure seems much too poor for me to recommend it.
