My family and friends can't afford to live here. I don't know how much longer I will be able to live here, anyway! Drop the rate, and I will drop the recommendations to friends and family.

The leasing agent was very talkative. The community looked okay, though I did not see any of the amenities.
Our office team strives to make our prospective residents and current residents feel comfortable and welcome here. That effort starts with our initial conversations. Touring the amenities such as the fitness center and the pool is expected on each tour. We apologize for not giving you a complete tour of the community that day, and welcome you to come back and tour again.

I've been living at this complex for almost a year and will be renewing. Anytime I have ever needed maintenance they have always been there without hesitation. I never have a problem finding parking and the complex is in a great location.

I would have given an absolutely glowing reccomendation for this place a year ago. But the constant 'improvements' being used as justification for jacking the rent have completely changed that.

We understand that our rental rates have increased but we strive to give the best customer service possible to our residents and greatly appreciate your residency.
This review was taken from a confidential survey I responded to and posted here without my permission. Â It has been removed from the original context in which I complained about superficial, cosmetic improvements being used to justify jacking the rent. Â Yes, I realize the rental market in Austin is extremely competitive. Â But If you want to move the apartments upmarket, please do something to address things like the walkway flooding that occurs every time it rains.

Reasons to recommend: excellent location by Fresh Plus, Alamo Village, gas station, Northcross shopping, and Allandale neighborhood; very prompt maintenance service; friendly office staff; beautiful grounds (landscaping, pools); and attractive details inside apartment (polished concrete flooring, contrasting trim paint). Pet friendliness is also a big plus.

The location is wonderful and I really appreciate the quickness of the maintenance staff. Only downside is the price is a little high for the size of the apartment compared to others in the area.

I think the price is a decent value relative to the rest of Austin, so I would recommend it for someone looking for a good price. The pools and landscaping are also pleasant. However, the apartments themselves aren't anything particularly special and, after almost a year of living here, I've noticed that they tend to feel somewhat dark (the windows are fairly small and the beige carpet and gray walls feel dingy after a while), so I don't know that I would recommend it for long-term living or to someone who has the option of spending a bit more.
Thank you for your comments about our pools and landscaping, we work hard to maintain these onsite amenities for our residents. To address your apartment concerns we do offer a transfer option during your lease term or at the end if you feel that you would like a different location that receives better sunlight. Have had so many issues with office staff that I would not recommend to friends.
This review is related to a situation that occurred between two neighbors and how we tried to resolve the conflict. These situations are difficult and the conversations are challenging. Our hope is that our residents will live here peacefully and harmoniously. Unfortunately that doesn’t always happen. However, we do our best to address the problems because we want our residents to have a pleasant experience living here.

The apartment I was quoted would be newly renovated and upgraded. I like the area and convenience of all the bars, restaurants and shopping. However, I did not like the kitchen cabinet space or the fact that there were no ice makers in the refrigerators. This property needs a business center as well. The leasing agent was nice and experienced. She was very professional, but came across very sweet. She seemed genuinely interested in pleasing me.

The staff is a little snotty and there has not been one aspect of customer service that I have experienced, it seems to be geared around what is best for the complex, not the resident.

I think it's a nice community and the office staff are very helpful. However, the value for money is what would deter me.
Our rates are based on several different factors including our specific availability as well as the Austin rental market. With an average of 180 people moving to Austin a day, increased rental rates are direct reflection of our lower availability as well as the booming Austin rental market. Our location, walkable to countless restaurants and entertainment, is a unique amenity that adds to our value.

The floors are creaky, walls are super thin so I can hear everything my neighbors do, I feel like the craftsmanship that went into painting, cabinets, etc. is lacking. Really it's just the convenient location keeping me here at this point.
