I've looked at the rates for new renters and think these prices are too high for the location of this property, which is not especially central. Based on this, I would not recommend this property to family and friends.
Our rates are based on several different factors including our specific availability as well as the Austin rental market. With an average of 180 people moving to Austin a day, increased rental rates are direct reflection of our lower availability as well as the booming Austin rental market. Our location, walkable to countless restaurants and entertainment, is a unique amenity that adds to our value.

Not so pleasant

i honestly think this complex is located in one of the best neighborhoods in the city. everything you need is right here. Many reviews mention that the price is high but i think its pretty comparable. I moved in about 8 weeks ago. My move in was ridiculous because the renovations were not complete and i was never notified about the hiccups. I got over that because things happen. My real problem is with the pest in the apartment. Since December i've seen at least 4 roaches per day. The exterminator has been out at least 4x and even did a special treatment but these bugs are relentless. I get anxiety each time i have to go in the kitchen. I would suggest to anyone renting any apt that you view the actual dwelling where you will potentially reside; not a model apt thats been staged. I'm not happy here and i'm looking forward to my lease ending.

Long story short, aside from dealing with an unending bug problem since moving in a few months ago; i feel that there is no urgency to completely solve the problem. I've only sentiments about the unfortunate issue and repetitive solutions that have not solved anything as the problem gets worse.

We've been living here for about 4 months now and really really like it. It's a little pricey sure, but you're paying for location and size. I've told all my friends to consider this complex bc it's awesome. The staff is great and always so prompt in responding!

I would strongly recommend the complex for the team. There are still things to be fixed, but I know you guys are working on it.

I feel scammed and wouldn't suggest it anyone.
We have tried on more than one occasion to contact you regarding your account. We want to meet with you to review the information provided to us from the City of Austin about the billing of your electric charges and I personally would like to be present in the meeting to make sure that we get everything resolved. Not to sound like a broken record, but the cost is the one real problem I would mention to friends. It all depends on what is important to the renter. I stay because of the location and the comfortable atmosphere. You can get a bigger and newer place some four miles away, but the area is not nearly as nice and convenient. At some point, the cost will get so high that it would be more beneficial to move a few more miles north and rent a small house.
I hope that you will be able to stay on with us for another lease term. I want to explain that we use a revenue management system that calculates new lease and renewal rents based on supply and demand. The rental rates are a precise reflection of our rental market. I hope that the service you have received here as well as our convenient location will help you make the decision to stay. If the offer does end up exceeding your budget, please let us know so that we can provide some information to you about other CWS Communities in the Austin area. We have many different locations and they all have different rental rates.

It is a nice property and the staff is good at their job. However, I think the price is too high for the age of the apartments.
Thank you for commenting on the staff and the community! We appreciate that! I would like to mention that the rental rate is a reflection of the market conditions. We use a revenue management system that calculates new lease and renewal rents based on supply and demand. The Austin rental market currently has a short supply of apartment homes and a great demand for them as more and more people move into the Austin area every day.

Flooding sidewalks, more lighting needed on sidewalk areas, security guard needed at night.
We have corrected several drainage problems this year and are budgeting to correct the more in 2014. The good news is that it is coming soon! In terms of the lighting, I really wasn’t aware of that problem. I would like to meet with you to look at it with you, and see what I can do to get the problem corrected. In terms of the Courtesy officer, we have chosen not to have one in place because they are not as effective as calling the police. In my experience with them in the past, they were often times not available when needed. You get a quicker response by calling the police and they are able to make an actual arrest if needed.

Best office staff in the world!

Apartments are never "ideal living situations," in my opinion, but Austin Midtown is by far the best complex I've ever lived in.  You ladies are GREATLY appreciated.

This community has recently been renovated. The amenities are comparable to other communities of this size in the area. Whenever possible, the apartment floors are either stained concrete or plank flooring. The lease rates are competitive for the square footage, community location, and community amenities.

To many problem construction to lots of little things either not working or causing issues. Sewage problem is the worst.
I can completely understand how you feel! The construction was a challenge and I am sure that at times, it made your living experience challenging as well. I want to thank you for your residency and for living with us while we completed the exterior renovations. We are happy that the project has been completed and that our community is better for it, from the new siding, new insulation, double pane windows, and fresh exterior paint, to the landscape enhancements and new pool decking.

We did have a sewage back up in your building a few months back. We hired plumbers who scoped the sewage line and found that someone had thrown laytex gloves in the line. The plumbers hydrojetted the line and cleared it and we have not had a back-up since.

I saw a service request for your apartment home pending in our system. Our maintenance team attempted to take care of your requests, but you were home asleep that day and they could not enter. We would like to take care of your requests. Please let us know what day we can send maintenance back to your apartment home.
