first location is great, school , and easy access to the super market.

My negative notes are: 1) The yearly rent increases will so place us out of affordability 2) Roaches - they have them under control, but they still exists. Expect to see at least one large wood cock roach per month.

Positive notes: They/ management and staff actually care and they actually try to make the place a better living experience. That means a lot to me.

As I read the other reviews I need to mention first, this is apartment living, there will be noise around us, our neighbors are literally right next door! The noise we hear is them living life...which they have to do. The noise the people below, above and beside is hear us living life. That's all. There is nothing anyone can do about the noise or there isn't anyone to blame. We decided we would make the best of it and not complain, as everything else is the best you will receive in apartment life. First, the leasing office is ALWAYS warm, friendly, helpful. Thy go above and beyond. The maintenance team responds quickly and efficiently. The apartment is cozy, comfortable and spacious. Especially the back deck/ porch area with a great storage room. There is also a Cares Team here, that helps create a feeling of "neighborhood" at it's best. We are often surprised with special events that make us feel cared for and that offer opportunity to meet our neighbors. It does take a village sometime and there is a "village" here that cares. You can live anywhere when you know someone cares about you.

The community looked like a good place to live in. The Leasing Professionals did a good job of making the community feel like home. The presentation was lively, detailed and appealing.

Noise level

I just relocated here from Connecticut. The Leasing staff was absolutely professional and accommodating from start to finish. This was a no haggle process approved within 10 minutes. The apartment units are clean, and entire complex quiet all day. The grounds are well maintained. Conveniently located to the Marta and various shopping centers and major department stores. Hands down, I definitely recommend this property. Please note, I am not the easiest customer to please. This is the real deal at a reasonable price and great customer service! Thank you Sonya and Rochelle you were excellent!

I liked the property. The gravel stairs needed to be rethought.

After almost two years of living at the Marquis, I can say that I've been completely satisfied with my experience. The location is perfect near GA400, and the maintenance staff has been attentive and resolved issues within a day or two. The apartments are spacious and have large kitchens, a separate room for washer/dryer, and beautiful outdoor decks! Most importantly, however, the CARES team (Dee and Tony) joined us last summer to help plan events and build community among members. They always put a lot of thought and effort into planning fun holiday parties, crafting clubs, morning and afternoon workout boot camps, mommy clubs, and so much more! Dee and Tony have not only become dear friends of mine, but they've introduced me to other community members and opened the door to more friendships here at the Marquis. They have gone above and beyond the roles and responsibilities of a traditional CARES team and I hope they will be here for years to come! Anyone who moves to the Marquis will be sure to love them both. A move to the Marquis would not be regretted.

We've lived almost a year here now, with every day another day we feel more at home. We are looking so forward to our large back deck again now that warmer weather is here. The staff is warm, friendly and truly care about their residents. We've only had little issues that were attended to quickly. (ex: dishwasher not connected to water line under sink; garbage disposal making funny noise.) Best of all our neighbors are becoming like family. Meeting them through our free weekly boot camp and other social events has been a huge plus! We still are amazed at how close we are to the best places and 400/285. Location couldn't be better, as we are also tucked away in the woods with a beautiful lake in the midst. Some mention hearing the noise above, yet for us what is worth mentioning is hearing the birds every morning. We are so blessed to be in the midst of beautiful nature, close to all but yet so private.

I lived there for almost two years and I can honestly say it was one of if not the worse living situation I have ever been in. There were issues from the very start, from background checks to our information not being put in correctly causing a huge deposit that eventually was corrected. Our upstairs neighbors accused us of being loud, even though they would blast music and run around the apartment causing our entire apartment to shake. We were on the second floor. The property manager at the time who is no longer there did nothing, nor did she have any idea as to where our apartment was. Our downstairs neighbor accused us of running around all night when in fact we were just walking, and our floor had a million creaks in it. I could stand in my bathroom and hear the conversations from both our upstairs and downstairs neighbor. You get billed an insane amount for water, which we were told is based on how much water is used throughout the entire community. A two bedroom apartment should not have a $90 and upward water bill. The apartment as a whole is not worth what you are paying, all you get is an average apartment with paper thin walls and floors, rude neighbors and a staff that is neither knowledgeable or helpful.

The management and maintenance teams, hands down. Great teams.

It's fine for someone looking for a temporary place, but would not recommend to someone that's looking for a ton of amenities.
