I'd tell them it's a nice place (honestly), but that it's pricey and that they may face frequent rent increases. If they don't care about the price, then sure by all means I'll recommend this place. But I'd tell people who care to shop around and compare prices that they could do better with comparable apartments in the area that cost less.

every year the rent goes higher. if this continues I will be forced to move. this complex does not take into account those of us on fixed incomes. the older residents are probably the best and most loyal residents.

Smoking friendly, maintenance issues I experienced upon move in

You gave us some low ratings and I really just want to understand what we can do to make your living experience more enjoyable? I do see that you are unhappy that your neighbors smoke on their patio which bothers you. Any feedback that you can provide would be greatly appreciated. We would love for all of our residents to check "Absolutely Agree" but understand that may not always happen. Thanks!
Ironically, Marquis at Caprock Canyon sends out these surveys, and then after we have given our feedback, they say that they only included recommendation info on Renter's Voice.

Here is the sketchy email that I received from them:

"Thank you for your participation in a recent survey. As a survey participant for Marquis at Caprock Canyon, we shared feedback only related to recommending this apartment community to a friend/colleague on Renter's Voice "

But if the mail problem and office attitude towards it continues this could be a problem. Particularly if they are not agreeable to getting involved with the post office and giving feedback until problem corrected.

This complex is great overall. The move-in experience was quite unpleasant because of the paperwork issue and worried me about how things would go living here. Thankfully there haven't been any other issues and I'm satisfied, but my final opinion will depend on how things go when it comes time to renew my lease.

Communications are sometimes lacking. My experience has been that phone calls, emails, or online have either not been answered or slowly. The staff has been great, so not sure what the disconnect is with communicating.

Pricing is a little on the high end, however everything else seems great.
For the area that we are in I can confidently say that we are in line with the surrounding apartment homes. You will definitely find some that are at a lower rate but also some that are much higher. Depending on the time of the year you will find different rates. It all comes down to availability and what time of year it is.

This was a great property in an awesome location. I loved the natural setting. When we toured the second apartment, there were two small deer right outside the patio, they were very tame and did not even run when we walked out on the patio.
We absolutely love the fact that we are on 22 acres of the Bull Creek Preserve, making our secluded community a retreat from the busy city life. It’s always refreshing when we see the deer walking around early in the morning, makes the start of the day a lot easier. We want to thank you for taking the time to let us know what you think about our community. Hope you enjoy the rest of the week and hope to see you soon.

Quite community in a great location. Great floor plans. I only have one but and the is that parking can be a problem
The area that you are in is actually my favorite part of the property. It is very quiet. It feels like you are on your own little island. You are absolutely right about the parking. We are actually going to start a project later on this year to restripe our parking lot. We will try to come up with a game plan to add or move around some parking spots and maybe relieve a little bit of discomfort. Once again, thank you for your time.

I have recommended this to many of my friends already!
I think that the best marketing anyone can have is from our own residents. That makes us feel like we are doing something right but there is always room for improvement. By having random surveys like this, it allows us to make sure that we are first, doing what we should be doing and second, doing it with the customer service you expect.
