Read above - I wouldn't ask anyone I know to live here - and they wouldn't, they love the deer and the woods but with the crowding of the location (austin realtors) and ongoing growth along with the shabby condition of the complex? No way!

I appreciated my call before my visit, as the leasing agent tried to understand my needs thoroughly and also generated various apartments for me to view. I appreciated his eagerness to help me. We even saw two apartments during my visit. I do wish he would have asked if my things would fit appropriately instead of him mentioning everything he liked about the apartment. Overall, it was a good visit.

I would recommend the apartments as they are nice, service requests are handled promptly, and property management is great. The rent is a little bit steep however and parking is awful. While not much can be done about it and I don't blame property management for the issue, I often have to park several buildings over. There are also frequent issues that require shutting off water to the entire complex, and I am usually woken up around 6:30-7:00 am on Saturday's by extremely loud trash trucks come into the complex to empty the dumpsters. Saturdays are often the only day I can sleep in during the week and it can be very frustrating, considering the noise the trucks make I wish they would come later to empty the dumpsters. This is most likely only an issue as we are right at the front of the complex.

I wouldn't recommend because of price. This apt is good place to live. I agree it. But, I made couple neighbor friends here and they said APT rent fee was cheaper before. I would recommend with that price. Now, we are paying 30~40% more than just couple years ago, and annual 7% increase of that price???

Not worth the price, service request done with the least amount of effort, grounds need to be kept up better.
Hi Christopher, I just wanted to follow up regarding some of your responses on the Ellis Survey that was sent to you. I'm surprised that you are not happy here. One of the comments you made was that you kitchen is not completely upgraded. Can you tell me what is not upgraded so I can try and help you? Our upgrade package consists of stove, refrigerator, granite, dishwasher and microwave? Also, I know you had a concern about rental rate. The prices of the apartment home is based on supply and demand. I will would love to speak with you when you do come up for renewal. We want all of our resident to be happy in their apartment home. The noise is becoming unbearable. I also pay this high rent and live next to the buildings air compressor noise, trash around the area and the noise from the poll. Oh, and the constant issues of the sewer pump area.

You reported that there were parties that go on at the pool very late at night. I honestly did not know that parties were being thrown at the pool after hours. I do completely agree that you pay high rent and we want you to enjoy your home. I thought the community was lovely. The leasing agent mentioned that maintenance would get things done quickly and that all the office staff was very nice. The neighbors seemed to be friendly and the grounds were kept generally well maintained. I would recommend the community to friends and family.

I would recommend this community to a potential resident seeking safety, quiet surroundings, "private" balcony views, reasonable square footage, and responsive maintenance. I would not recommend this community to a potential resident seeking refined details in a luxury living space with upgraded appliances.

Thanks for filling out the Ellis Survey! Your feedback is very important to us and that is why I wanted to follow up with you and possible set up an appointment when you are free so we can get this issues in your apartment home taken care of.

I have included a list of the comments you added to the survey:

I now expect the shower to develop mold regularly, I expect the carpets to develop dark stains (which might also be mold), and I expect the air conditioning to not be able to keep the apartment cooler than 79 degrees in the summer. I expect bugs to enter the apartment often.

I have difficulty sleeping some nights due to 1) sounds from critter in the attic (likely a raccoon) and 2) loud water heater making banging sounds. I have submitted service requests regarding these issues during the past few years, and while efforts have been made the issues are still not resolved

I would love to meet with you to fully understand what needs to be pixed in your apartment home. When are you free?

Comments Not anymore. The rates have significantly increased, and I think its unethical to try to kick people out in effort to bring in people that make better money. I guess thats the business of it though. Sad.

When we met I was up front and clear that you had received an amazing deal on your apartment home however rates are now going up. We are not in any way trying to kick you out of your apartment home. I would not feel right if I was not clear in saying that rates will go up this year as well as they will continue to go up the following year because you are far from market. Since our meeting I have sent you new rental rates that are a little lower and hope that you are able to renew with us.

It is a Larry Peel property that is well maintained by CWS and is competitively priced but not exorbitant. I have lived here for about 7 years and hope to continue. I sincerely hope my percentage rate of rental increase is normal. Thanks.
