The agent was professional. The community was gated. The property was extremely upscale and well maintained and sells itself, due to the location on the river and the ferry in walking distance. I loved the homey feel of the area with "mom and pop" restaurants and eateries around. The community was incredibly beautiful, well maintained and was like a homey community.

Based on the visit, I would have leased an apartment at the community. The actual apartment was very spacious, updated and bright. However, the leasing agent's demeanor was just okay.

The location of the property is right on the Hudson River, and conveniently located to the city, but for the amount of money being spent on a one bedroom apartment, I would have expected more. The apartments are very small, and despite the updating that was done on the one I toured, it was dark in the kitchen due to the dark granite counter tops, the large tile floor in the kitchen seemed dated and was unattractive to me, and the hardwood flooring seemed old. Also, the amenities were very limited and consisted of only a small fitness center and a pool area. I would have expected more amenities.
We understand your concerns with Mariner's Landing and it isn't for everyone. Mariner's Landing is a 17 year old community. Although you felt that the unit is small and outdated, the one bedroom units are 859 sq.ft. by comparison to new construction's one bedrooms of 570-740 sq.ft. It's proximity to NY transportation and nearby stores and restaurants keep Mariner's as one of the choice communities to live at. No monthly amenity fees also add to the benefits of living Mariner's. The office was very nice. The only thing that was hard was the maze getting to the leasing office. Finding the gate was rather hard.

This community has very nicely manicured grounds and overall seemed well taken care of. There was no community center, so the pricing was a bit higher than would be expected. They offered only a pool and very small gym. The surrounding properties offer much more for the same price. The apartment itself was nice and spacious. The flooring looked brand new, as did the carpeting. The kitchen flooring was brand new, but the wood cabinet holding up the granite counter top was left unfinished and looked unappealing. I would have opted for another apartment where the community had more to offer for the same of less price.

While the staff was friendly, I left with a bad impression of the community. It seemed to be quite dated and could use an upgrade. The community and apartment features left much to be desired. The grounds were well kept. There was nothing said to me during the tour that would lead me to make any exceptions for this community, except that it was waterfront.

The community is great. It has a peaceful and scenic view. There is a 24 hour fitness center and outdoor pool. There are two bedroom/two bathroom apartments, with patios and indoor garages. The apartments have been upgraded with granite counter tops, stainless steel appliances and washer/dryers. The bedrooms are spacious, with a lot of closets. The community has everything you need.

I was impressed with the agent in person. The apartment was nicely done. Although it is close to the city, I could not justify the high price per month when the apartments did not have a view of any sort. The resident had to pay for parking, trash, all utilities and a one time amenity fee upon move-in. The amenities were mediocre at best. The pool was small and non impressive, the gym was tiny and useless for more than one person at a time.
