The main reasons I chose this complex, in spite of it's proximity to the freeway, were it's small size, relative seclusion, and low noise level. Now that those things are no longer true of this complex I would not recommend this apartment.

This portfolio has the luxury of having an exceptional location with a loyal customer base. However with competition all around, the property truly needs some updating and added amenities. There is no fenced in dog park, very little covered parking and the units do not come equipped with washer dryer or updated appliances. Melissa was professional and I could clearly see she is a loyal dedicated employee. The exterior could use some signage, flowers, paint the speed bumps and perhaps have more resident functions to encourage renewals. The property was clean and basically well maintained but truly needs some WOW factors to keep it fresh and competitive.

All of our apartment homes are fully upgraded with granite, stainless steel and black appliances, and washer and dryer hook-ups, which many appreciate as it allows versatility in bringing your own or renting them from one of our approved vendors. You mentioned a dog park, and this is something that with our current expansion we are definitely looking into as we are a pet friendly community. I have outlined above why I would and would not recommend this property above. Overall I'm happy here but if it continues to decline, I would strongly consider moving.
Alysa, Thank you so much for taking the time to fill out our survey and give us your feedback. It is very important to us and we want to do what it takes to make sure your living experience with the Marquis at Barton Trails is exceptional. I am sorry to hear about the few issues that you have encountered. I do not see that you have put in a service request for the water pressure in your faucet, so I will be sure to let our maintenance team know about it and see what we can do to resolve this issue. You had also mentioned there had been a lot of staff changes.

You're right, the Marquis at Barton Trails has gone through a lot of changes recently and we are continuing with the new addition next door. Our hope is that this new part of our community is not only going to help those looking for homes, but those that are already residents to enjoy a whole lot more with us. As for the new staff, we understand that staff changes can be a bit overwhelming, but we will do what we can to make sure all of the transitions will go smoothly for everyone.

As for the pet clean-up and trash that you mentioned, we absolutely take this very serious and we are working on making sure everyone is on the same page about their pet clean-up and in keeping our community beautiful, safe, and clean.

On final note, thank you so much for the kind words regarding our maintenance team. I will be sure to pass it along. They are both great guys and we are so very lucky to have them a part of our team.

The amount of pests we have had in our apartment has been alarming and a few amenities were taken away towards the end has taken some of the shine away from our experience, however I know this is circumstantial and that this experience cannot be true for each tenant. Aside from that we have enjoyed our time here

The pricing in my opinion is too high for this property. I only saw the pool, and a the fitness center was mentioned. Based on what I saw, the amenities and the apartment did not make sense for the high pricing. My leasing agent was friendly and helpful but made me feel like he was rushed. I do not think I would live here.

As a real customer, these apartments were affordable and had good square footage for the money. However, they are older and have been updated to compete in the market to an extent. The cabinetry in the kitchens is very small. They are almost like "mini- cabinets" for an efficiency. The patios are larger than they look when driving up to the buildings. Signage to the leasing office was tattered and needs to be more visible. The pool is very small, but this community only houses 150 apartments. The leasing professional was nice but clearly needed someone else to help handle the traffic they are getting.
