The leasing professional was nice and presented the community in a positive manner. The layout of the community appeared nice as well while still looking like an apartment community. I thought, for the leasing price, it would have taken on a different appearance and had developed an easier access for the residents when parking their vehicles. For instance, I would not want to park my vehicle a long distance from where I would reside. Also I felt garage or carport parking should be included in the lease price. I also thought the cost of the water bill should be divided up equally instead of based on the apartment size. Lastly, I did not agree with the monthly pet rent in addition to the one time pet deposit and the monthly pest control fee. Overall, the apartment was nice and did not appear to have need for patch up work. Everything was professionally laid out in an excellent manner.

At first sight the complex is well cared for and most of the apartments have been remodeled and updated. After being here for a few months and having had multiple maintenance issues that were not addressed immediately, the grounds have trash and debris along the sidewalks and edge of woods except at the entrance. A lot of tenants with animals do not respect the grounds and leave waste on the grass or ground. There have been multiple issues with availability and access to the amenities which are part of the reason I rented here. The staff initially appears to be responsive but there has been management turnover as well. Overall....I feel the complex was misrepresented to me and others as well and I don't feel they are concerned at all about the quality of the property or communication to the tenants.

There are a number of different factors, most of which have been addressed in this survey. This is a pretty decent place to live, but I'd share my experiences and encourage them to do their own research into these and other apartments.

I been here for a month. An the facilities are good, is a good place for your kids and they have a good service at the office.

This community is a great place to live. People are nice. Staff is knowledgeable. Amanda in the office is always a smiling face and helpful.

The first year we lived in this complex it was known as The Preserve, a Greystar company. The second year it was taken over by Marquis. We loved both of our years here. It's on the "Kingwood" side of the railroad tracks, which facilitates easier access to the Kingwood greenbelt infrastructure for those so inclined to run/bike through the area. We recently moved from our apartment to a house, but had we not; we would have been back for a third year. What my wife and I wanted out of an apartment, more than amenities or anything else, was a safe, quite place to live that was close to greenbelt access. The complex is also at the very front of Kingwood, which means it's less than a 2 minute drive to the highway. While some things have changed with the transition from The Preserve to the Marquis, it's been mostly subtle changes. The changes to dog policy seem the most noticeable, albeit reasonable. Previously, the dog policy was pretty lax. The Marquis added some new rules: no dogs over 100 lbs, no aggressive dog breeds (which apparently includes German Shepherds, totally baffles me), etc… The Marquis re-did some of the pool and pool area to include a large outdoor kitchen and grilling area, which is quite nice. They’ve made strides to improve the gym, but it’s still pretty basic. They desperately need to add free weights and a rack. As far as living quarters go, they are renovating apartments as residents move out, so if you are new, my understanding is that you will have all new stainless steel appliances and hardwood floors. As mentioned above, we had been there for a while, so our unit was not updated, but we still loved it. Having lived in the Kingwood area for years, there really is not another apartment complex I would prefer to live in. If you want a quiet, clean, safe (as far as apartments go), community that is close to the highway (and Starbucks), but still allows you to access the greenbelts, than this is the spot. We wanted to stay away from the noisier “party” apartments. The marquis is definitely more of a “young professional” apartment complex and less of a “party in the pool at noon on a weekday” apartment complex like some other close by complexes. If I had to do it all over again, I would not change a thing.

The parking is horrible.

Good community and the rent prices aren't too, too crazy. I would recommend the community, but may caution others toward a complex with more amenities or closer access to the greenbelt system.

The internet /cable service here is completely laughable and being restricted to one service (when others in the area are available, just prohibited) is quite disappointing. It shows a complete disregard to your resident's satisfaction in the name of profit.

The fact that the apartment is located in a regulated energy zone is also disappointing, but I realize the leasing office can't control this.

My husband, our dogs, and I have lived in this apartment for almost 18 months due to a job transfer so I understand the differences described in the reviews regarding management companies. Some people just don't like change. The new management company has taken a lot of care to modernize the apartments. The office staff is always friendly, the maintenance staff on point, and the property is what you would expect in Kingwood. The apartments are quiet, the residents are kind, and the complex is dog friendly. All in all, if my husband I were not moving back to our house in Katy, we would be renewing our lease. It is an apartment but as far as apartments go, I have no major complaints and have enjoyed my time here.

I was glad I was able to tour with the leasing agent. She was very confident in her property and it showed. It is important that an associate love the community they work for. This was a nice property and very well kept considering the age.

Ah where to begin, yes they spent money on new computers that break and the staff has no clue how to use them so they stay inoperable for days/weeks at a time. The maintenance is always looking for short cuts and won't just replace something when it needs to be. They will claim they have just taken over and are getting things sorted out, but they have owned this place for almost a year and constantly having new people in the office who are clueless compared to the Preserve staff.
They replaced all the perfectly working gym equipment and there is now prior equipment that has no current counterpart. How is that spin class working out? Lol they can't get four people in the gym at the same time but they tear down the theatre to start a spin class. All they seem to care about is renovations to the front area so it looks nice for people who are about to fall into their spider web. They redid the sidewalk side entrance to the club house about four times. It is unfortunate because a lot of good people who have been here since this place was the Equinox have left. Fast turnaround always new neighbors. Would not recommend the place for a second. Would give specific complaints about the staff, but they will probably be replaced twice within the next month or two.

I believe it is overpriced for the area, overall apartment, and amenities

I would recommend this location because it feels like home.

Rent is going up too much, amenities available are not the same as I had at first. Decor and focus is not on all residents but is on young single or young married professionals.

Location is ideal but amenities are not.
