I have no real issues of the quality, but I know the price of rent is more important to my friends than the amenities. The kids playing in the parking lot, dribbling a ball in the breezeway, and the loud talking in the breezeway would be a turn off for most of my friends.

Like the apartment area, grounds are kept clean but afraid to recommend with continued problems with pest control.

The priced compared to other complexes in the area is not competitive. The complex lacks features to make it competitive to others in the area. The only reason I live in this complex is the dog park.

I would not recommend this apartment simply because of the dramatic rate increase. I do not understand the reason for the increase—is this due to fill rate capacity or because of a name change to “Luxury Apartments” and a new paint job? I at the corporate office for a major sporting goods retailer right down the road and I will be sure to tell my co-workers about my experience since CWS has taken over.

Good safe and secure environment. However, the trash around the dumpsters and dog poop on LOTS of the grassy area is disgusting.

Money talks. If the new paint and landscaping (which looks nice) is a stepping stone to get more rent,please remember,the apartments are still 3 1/2 years old and are not getting newer,just fresh paint.

I would recommend The Marquis at Katy because the apartments are wonderful. I love the floor plans and modern appliances. The amenities are great too. The pool and poolside area are beautiful and well maintained.

The parking is horrible. I've come home late on weekends and have had to park clear accross the other side of the apartment complex because every spot was taken. Assigned parking would be nice or just enforce "guests" parking rules.
