The Oaks of Valley Ranch is a wonderful apartment home to live in! The whole property is beautiful, comes with all amenities and is also in a beautiful area in Irving. The apartment is close to multiple major expressways and there are also a couple walking trails nearby as well as a park. They are very pet friendly and there is a dog park about 10 minutes away. The whole community is peaceful and quiet, i really enjoyed living here. I highly recommend the Oaks of Valley Ranch!

The agents were very professional and represented the community and management company very well and with pride.
Floor Plan good & Maintenance Prompt response but insects!
I did like the way how the maintenance response to the requests & Floor plan is quite good.
Now here are the Cons:
Too much loud noise when Neighbours walk.
Worst part is too many insects at home. I keep killing and they keep coming...

very old, neighbors are loud and trashy. too many fees. If management doesn't want to do something, they ignore you.

Concerning additional fees, you are correct, we do have monthly charges which are paid in addition to rent. These include allocated utilities and valet trash, which are standard and competitively priced according to cost for our area and market rates. Other charges and/or fees are specific to resident choices such as adding renter's insurance, renting a covered parking space, or adding a pet to the lease. These also remain competitive and fair within our market as compared to similar communities in the area.
In apartment living, people move in and people move out of the community regularly. There is never a guarantee as to who your neighbors will be. But all residents are held to the same standards of controlling noise and disturbances to a reasonable level to allow others to also enjoy their apartment home. What is deemed reasonable can be subjective, and the definition is not the same for all people. At the same time, everyone must be able to move about freely, watch tv, have guests, and enjoy the time they spend at home. Hearing neighbors coming and going, the occasional loud voices, dogs barking at times, and doors opening and closing is to be expected when living in an apartment community. When those sounds become unreasonable is when they are an issue. Be assured that we act on and work with each resident to resolve noise complaints in a timely manner to ensure peaceful enjoyment of the community for everyone.

burning charcoal dumped next to sidewalk & dog poop
neighbors dump their mess out on the grass. you'll see charcoal heaps as you pass. be careful in the grass for dog poop that dog owners don't pick up. there are some repeat violators

dog poop in grass. people barbecuing on the walkway so smoke's in your face...even if you're a vegetarian

Apartment Review from an Independent Evaluator
This community is in a good location with schools, shopping and highways nearby. It is a well manicured apartment community with tasteful features. Overall, it is a very nice place. My only complaint is that the agent seemed to rush through my tour of the model apartment, and she never took me to see any of the other amenities.

That unless they get very good raises not to start out living there as the rent goes up a small amount the first time with just a 7 month lease offered at that price and then a much larger amount with a full year offered then.I don't understand why you wouldn't want guaranteed occupancy , when I have seen apts stay empty a few months at a time. I am debating if this home is worth the extra money .Very sad to have to consider moving, still not sure.
