I love it Here

I dont know what everyone else is talking about but I love it here and the Girls at the office are wonderful and very helpful. Quick and eager to help. Great location to the Galleria are and with easy access. Yes the rent can be a bit spicy but in reality they dont approve everyone so in that case I will advise everyone to come take alook and check it out yourself but come during afternoon when they bake those cookies. LOL

For the area we live in, I don't think rent should be as high. With all the criminal activity, it's not that safe.
Thank you for the feedback. Houston is a big city and unfortunately has crime. Criminals tend to be attracted to areas where people have nicer things. It is not our believe that lowering the rent will reduce criminal activity but it would actually change the higher end community environment that we choose to offer our residents.

As I'm sure you know Houston is a large city and crime happens all over. We have several features at the community that help deter criminals such as: Over night security 7 days a week, courtesy officers that live on site, and security cameras through out the property.

Overall the exterior, grounds and amenities were very well kept. The model had furniture that was over sized, and I found it difficult to see the features of the apartment. The balcony set up is so unique, and should be emphasized. The layout was very nice and spacious too. Something you do not get with the newly constructed apartments. I thought the leasing professionals both had great personalities. This was a nice community.

This place is NOT the place to live!

The staff is very rarely available. Never return phone calls or messages left. They are very hypocritical when it comes to them saying that they are "green", you MUST pay rent online, all messages are sent via email but they still bill you with PAPER in the mail... It is very impersonal here. They don't care about existing residents. Many lease violations are not addressed, and if they are they never follow up on them as there are repeat violators. If I have to do their job for them, then I expect to be paid for it...

Knowing the expectations of friends and family this complex's dynamics needs more development. The price is competitive and location is good but community dynamics are important to come to after a hard day's work.
Thank you for your feed back. We have background and credit checks along with income requirements that all residents must meet in order to live here. We are always open to suggestions on resident events you would like to see scheduled. These types of activities allow fellow neighbors to get to know one another better.

In order to be respectful and courteous to all of our residents and customers we do not answer the phone if we have someone in front of us that we are helping. The community was nice. The leasing professional was pleasant and knowledgeable. She was upbeat about everything.

Features are good but renewal rates are very high and cannot be afford.

The apartment is neat and good. There are few issues like insufficient visitors parking spot and delay in maintenece works which are sometimes ok.

But the major problem is the apartment does not prefer the longterm people for leasing as their renewal rates are always expensive and causing the tenants to vacate after their first lease. This is something serious and needs apartment management attention. Really Very few people renew their lease atleast once. After i came almost all my neighoring tenants have vacated stating the same reason.

Hoping management woill take appropriate action to keep the tenants happy.

BRAVO! Management should encourage and support long term leasing! Serious attention should be paid to this matter. A community becomes stronger and integrated with long term leases but at The Marquis the option is no longer provided.
