I always recommend it to friends and all the Marquis properties are nice.
But the rent is no longer competitive. And a number of properties (old and new apt complexes) offer additional amenities. {Pool table, shuffle boards, larger clubhouse , Sat-Sun access to clubhouse, movie theater and more monthly resident activites. Most of the summer the pool was comfortable. But there were times when the pool was crowded because it is a small pool and small patio

Most of my friends and family are struggling in this economy and would not be able to comfortably afford rent here.

I have lived in this complex for a number of years, and had no significant rent increases over the years until CWS took over the property. When it was time to renew my lease, I was informed that my monthly rent would increase by over 20%. When asked about the increase, the manager blatantly told me that they took over the property because “they saw an opportunity for profit” since the last management company “was not increasing the rent enough”. He also told us that they wanted to take advantage of the housing shortage and the influx of residents coming to the Austin area. Needless to say, I will be moving out.

The apartment I viewed was inviting. The grounds are nicely tree covered.

We recently move in to these Apartments and LOVE them. The courtyard and Volleyball areas in the HUGE courtyard are amazing. We love to take our kiddos out there and play while my Husband BBQ's. The pool is a great size and has a great area for the little ones. I have had no issues with the parking, especially after the new parking permits have been enforced. The garages are very large, and the apartments themselves are spacious. The layout is really perfect, there is not wasted space in the apartment. The staff is always so friendly and eager to help too! The day of my wedding our A/C stopped working and the Maintenance team was out there in no time flat and the problem was solved, this was on a Sunday too! I can't say enough good things about this property!

Likely because the price is decent for the newly done apartments, great location, easy service, nice amenities.

There is not enough parking near the front of the complex, forcing people who work evenings to park very far from their building.

Parking is not very good, not enough trash dumpsters for residents.

Improvements are slowly coming, and they are appreciated. The issues with poor insulation is a down side, as well as is the forced TWC TV connection, regardless if you use it or not.

The leasing agent was professional when dealing with me. She was very conversational and showed concern about my needs.

This location is right between I-35 and Mopac, allowing you convenient access to the rest of the city while still being in a quiet neighborhood. I've never had a problem with any of the other residents, and the staff here goes out of their way to make sure everything is A-OK! From putting in new light bulbs to replacing my a/c filter monthly they make sure to take care of me. The parking has never been a problem, even with having people over. I would recommend this community to anybody.

I would based on it's location to everything. It is ok rent wise.

The apartments and management and amenities are all very nice and in order. The only issues I have are with some of the neighbors who don't pick up after their dogs, throw their apt garbage in the cans for the rec area by the bbq pits, speed through the parking lots, have dramatic arguments on their balconies and in the lot, leave the covered BBQ area trashed and throw their bones in the grass. Aside from some of the folks who are inconsiderate of others, this place is peachy.

Staff is very respectful of the fact that this is my home. Also, they seem to care a great deal about the property.
