Okay

The complex is nice, it's shady, and welcoming. I have had maintenance problems since I have moved in and they are still not fixed. The apartment was not cleaned very well when I moved in.

The community was awesome. It was impressive and it was clean and neat. The community would be a great place for anyone to live in and be happy. They offered nice amenities.

Great Amenities and friendly staff

I have lived here for approximately 3 years and find the community a nice place to live,
with a few exceptions. If you are looking for an apartment, I would recommend not selecting one in the back of the community, Buildings 12-14 unless you don't mind getting awakened by the garbage truck dropping dumpsters at sometime between 0200 and 0400 am during week days. It is also noisier than some apartments I have lived in as many people will stand outside your window late at night and talk in groups or on their cell phones and some even play volleyball in the street right outside bedroom windows. Other than that, the staff are very pleasant and helpful. I would not recommend living here if outside noise bothers you.

The curb appeal is very nice and well maintained. The leasing staff is professional and show great genuine interest in meeting our specific needs.

great location and place to lie

It's in a great location, the price is great. However they take forever to get repairs completed; even after constantly going down to the office to check on the status of a repair order. They'll tell you the same thing each time!!!

I think they can do better.

So far subpar

I would tell them that my experience has not been good so far. When I first looked at the apartments they were not very accommodating, office hours that were posted said they closed at 6 but they were leaving at 5:30 because THOSE were summer hours so I had to leave work early to come back another day. Against my better judgement I have leased a 2bd room for 15 months and when I moved in there were numerous things broken that should have been fixed prior to my move in date. I can only hope they figure out a way to redeem themselves.

Not the best but not the worse

Don't really understand why you have to pay $50 for a remote in order to use the gym. Also, the front gate is always open. Besides that I don't mind it here, however I definitely will not renew my lease.

This was a beautiful and well maintained community. The leasing professional I met with was excellent. She was patient, warm, friendly, and knowledgeable. She was conversational and took the time to learn about me and my preferences, allowing her to personalize the presentation to me and my preferences.

seeing some improvement

I'm glad to see less trash outside the maintenance shed, but they are still hiding boxes behind the bushes and just the other day I saw a trash bag similarly hidden outside of 5101 and a cooler attached to long rope and a satellite dish on the lawn of another. Once the pattern is started, it will take a while to stop. I am also please to see that more staff have been added to clean up, and the gal doing the sidewalk the other day was doing a great job. The design is pretty from the outside, but hides a lot.

I would also still like the cracks in my inside wall fixed. With the old owners I was told to wait until we got some rain and the foundation resettled. When the property was being readied for sale, I was told that a crew was on it and my apartment was on the list. I saw them around the property and other residents reported they were doing a good job. When the new owners took over, I was told that crew had been let go and the general maintenance was taking over the job, but other residents reported poor results. I put in another request, hoping to get it done when I was on school break, and still have not heard anything back.

Nice apartments to live in but little pricy

Apartments are nice. Management staff is friendly. Response time to problems is good. Parking spots availability is ok. Living became a little expensive than before.

maintenance declining; trash everywhere

While it still has some definite advantages, many aspects are in flux. The maintenance crew keeps leaving heaps of trash around, which makes residents feel that they can leave trash, cat litter, and dumped charcoal around the property. Trash often sits outside the maintenance closet for days, attracting cats, squirrels, and keeping all of the dogs on edge. Trash sits outside of and on the porches of recently vacated apartments for days or weeks. People cookout at the public areas until 1 or 2 AM, with no response from management. More and more people are not picking up after their dogs, and maintenance requests go without response. If you are looking for a place and you can hold off for a while and see what happens here, you might consider it. If you can't wait, I would look at someplace where the property and management are more settled.
That aside, the units are fairly well insulated from noise within the building. It is only when people are chatting outside your windows that it sounds like they are standing right next to you. The mixed elevation of the buildings gives a more natural look, and also cuts down on some noise. However, it also means that many units are not able to receive satellite service and you may have folks standing outside your windows, or audible from their porches, making cell calls in the middle of the night because they do not get good reception within their units.

Living quarters are nice but maintenance requests are hard to get followed up on.

I love the peacefullness of the community, generally.

It's a quiet area to live in, for the most part. I just have neighbors who stomp when they walk. I am concerned about other what residence who have lived there longer have to say about the water. Apparently it goes off without warning and stays off all day. This has happened only once since I have been there. But others say it is a regular occurrence. I hope this is not the case. The rental prices are not stable, you can look on the website and see your apartment renting for less at any given time. My rent is higher than what's on the website and I have only been there 3 months. The leasing office is pretty cool, very nice staff! maintenance is timely, when you ask them to come out.

I would like address the concerns you brought up.
We truly understand how frustrating it can be when the water is turned off without notice. I can assure you the only time this will happen is when an unexpected water line breaks, and we’re unable to provide our residents with advanced notice. Repairs are made as quickly as possible and water is turned back on as time allows. We are making efforts to insure these types of problems are minimized by preforming preventative maintenance however, with drought conditions continuing; the ground shifts creating water lines to become more susceptible to breaks.
Colonnade is on a revenue management system, what this means for you and other clients is our rents fluctuate daily depending on availability and lease terms. There will be times that your rental rate will be higher or lower than what is on our website.
