I think the management is better than what we had, but still could use some improvement
The location is great, the units are nice, but most have not been upgraded and the price is a bit high for those that are not upgraded.

the 404 is a great location. The building itself is not the best, the windows are cheap and let in a lot of noise, our unit hasn't been updated like some of the others and yet we pay the same rent. Shop around before you decide.
Hi Tammy! I'm looking to rent an apt at 404 beginning in Sept. I took a tour of a 2bdrm unit on the 3rd floor and also walked around the area and I was very impressed with the location, price, amenities, staff etc. but I wanted to ask you a question since you're a current renter. The unit I'm looking at is on the first floor with our "balcony" facing the pool area. I understand I will be getting some pool noise, but I was wondering, how much pool noise is there typically? Basically, are there a lot of crazy loud parties going on there? Apparently, our windows and unit have been updated which will hopefully cut down on outside noise. Anyways, I would appreciate any insider tips and advice since I'm not from the area. Thanks Tammy!
Property is run down and needs attention
Love living here, but the property is run down and needs attention! Bird poop all over the sidewalks for weeks - wreaks! Pool furniture broken, ripped, and very few chairs/seats left. No one knows where the key for the outdoor fireplace. Paint pealing along the windows, faded on the main walls, garage paint is blotchy and looks like patch work, garbage/recycling management is better, but still needs a lot of improvement. Lanterns/lights at entrance of building not on. Garbage in the canisters on the corners in front of the building overflowing all the time. Stairwells are dirty all the time with trash, cigarette butts, etc.
Love the management team here, very sweet, but there is definitely room for improvement with regard to the property. Not sure they ever walk the property on a daily/weekly basis?
