404 is a very reasonably priced complex in the heart of downtown. Amenities and quality of apartments are average but worth it to help keep the price below brand new competition in the area.

I think the apartments are the best value and overall quality in Austin. And the staff is terrific and very professional on the local level on the property. The only complaint I have is with the national corporation itself, their phone customer service leaves a lot to be desired.

My perceptions as a real customer considering leasing at this community were impressive. The location would be close to ideal. The community is located in the middle of everything that is happening in the city. It is away from some of the noisier areas, yet it is within walking distance to all that the city has to offer.

Being someone that would love to be able to afford living in downtown Austin, I have never been that crazy about the skyscraper apartment buildings. This community actually gives you all the downtown priveleges with a quaint cozy feel. It sits nestled in between the high rises. I really liked the floor plan I was shown.

This community is located in a great area. It is within walking distance to several grocery stores. The apartments have some great amenities, and I love the wood floors in every apartment. The staff are very informative and friendly, and are familiar with the area.

Thanks for the great service on our place while we were traveling. It was great to come home to all of the fixes we requested. Appreciate it!

Love the location, but the building maintenance/upkeep needs work!

The leasing professional did a wonderful job showing me around a lovely community and amazing apartment.

The property was well maintained and clean. The amenities were average but not impressive compared to other communities in the same area. The interiors were dated and not worth the rent amount. Looking at other communities nearby, I would choose another community that is newer or renovated for less or the same amount of rent. The white appliances and Formica counter tops really turned me away.

This community is very nice and in a hidden area. The parking is very convenient for the residents and guests. The fitness center is small and nice. I would recommend my family and friends to this community.

Right now it's not great because of the construction and the lack of communication about the construction.

It is in a great location. The amenities aren't up to par with the cost of rent. And the building maintenance has been lacking recently so it doesn't look clean.
