Great apartments, poor amenities

The apartment units are great. They are spacious with good floor plans and lots of natural light and storage. Parking is included with rent. Rent is reasonably priced for the area. Appliances and fixtures are all decent, and better in the upgraded units I would guess.

Huge cons are the amenities. Everything that looks good at first glance will disappoint you if you try to use it. There is one grill which is always dirty, sometimes out of gas and the ignition spark is out making it difficult and dangerous to light. The fireplace also does not work. The hot tub is gross and the one time it was cleaned they just put a crazy amount of chemicals in it. So much that my boyfriend and I couldn't sit in it and breath comfortably. The work out room is basically there just so they can say they have one, but too small to do much of anything in. The one time I tried to use the business center the one computer they had didn't work. The things they do try to fix, i.e. the front gates, take days to weeks to fix. The side entrance took a month to fix the key fob reader when they said it would take two days. Really inconvenient when it means you have to walk around the block to get to a working entrance everyday.

One last but major con, they have no package system. So if you get a package you weren't expecting, like a surprise birthday gift from your mom, you will never know. Sometimes they email you if it has been sitting there long enough, like a few weeks. Also, they let anyone in the back room to look for a package. So anyone can have unverified access. I grabbed a package addressed to a male my boyfriend , no questions asked. So don't have anything valuable delivered.

If your are looking for a great unit at a good price, you can find it here. But if you care at all about amenities or management then I would keep looking.

Affordable, Spacious, AND Downtown

Love this place – great deal. One of the best locations overall, especially with its proximity to the newly constructed Trader Joe's. It's close enough to bars to walk and not worry about driving anywhere on weekends, but it is far enough that it's not insanely loud. However, the construction across the street on a 38-story building is unlikely to stop anytime soon, and will probably only get louder and more unsightly. I also wish the bathroom fixtures were slightly improved. The bathroom cabinets have a flat front and round handle, and not in a modern way – it makes them seem quite old and cheap. Even standard cabinents have moulding, at least since 1965.

Magnificnet location and staff

404 is exceptionally well priced to be in its location. The staff is open, relational and knowledgeable. While it lacks some of the expensive bells and buzzers of the high end apartments, it has everything one needs to be at home and live a wonderful urban life. My wife and I are exceptionally happy to be here.

BEST Staff in Texas

Due to my profession, I have moved several times over the last 10 years in and around Texas. Jessica and her team are second to none. When you move into 404 Rio Grande you are not just moving into a great apartment in an amazing location, you're joining a community - and welcomed like family.

The fitness center is tiny. The apartments are spacious but I felt they were overpriced.

404 is the place to be if you re looking for quality, location, and fabulous neighbors.

Great spot in the center of downtown.

Walking distance to everything, and pretty affordable. The only thing that could be improved would the be level of street noise on 5th at times, but I doubt they ll be installing double paned windows anytime soon. A white noise generator does just fine. Highly recommended.

Great

It s a really great place to live--the outside traffic and construction can get loud, but that s part of living downtown and of no fault of 404 Rio Grande. All of the staff are incredibly friendly and approachable, and really serve to make the entire community feel like just that, a community.
