As mentioned above, noise is huge deterrent, can't talk on phone at times or hear TV.
Also apartments need updating in baths and kitchens, faucets are corroded, tubs don't clean up,
Tiles are cracking, thousands of new apts are coming on the market that will be much nicer.

Up until this past year, I would have highly recommended be community but I am so disappointed in the way the maintenance has avoided handling the rat problem that I would have to dissuade people from moving in here.

Pros: Location/proximity within Dallas (though the location next to the fire department is not great, the noise of the firetrucks coming by in the middle of the night is almost horrific). It is a quiet community during the day and night though. The pool is not rowdy and full of drunk 20-somethings like most complexes in Dallas but has a relaxed environment. The floor plans are spacious, even in a one bedroom. The fireplace design is a greatly appreciated and used. TJ is a great "maintenance man", it is rare to find someone prompt and caring like him in an apartment complex. I think one of the top reasons people live in apartments is so they do not have to upkeep a home but can have someone else do those things for them as our schedules are busy and our budgets are tight.
Cons: Marquis at Turtle Creek lost it's views on two sides because of new buildings going up. The rates should reflect that. The construction has been a headache and this area does not feel like "home" anymore.

This is a great community that offers all the amenities one needs. It has a gorgeous grand entrance with double winding staircases and a marble floor. The apartments are appointed with beautiful accent walls and see-through gas fireplaces.

The complex feels outdated and needs a refresh. The location is great, but the amenities and finishes of the complex are not on par with the other offerings in the immediate area.
Thanks for your feedback. We have plans this year to begin upgrading apartments on a select basis. We have also upgraded our fitness equipment recently and have plans to freshen up our landscaping property-wide. It is our hope that these changes will help us keep up with other newer properties in the area.

Hall carpet is dirty and not kept up. Rent is high. Apt a/c filters not changed regulartly
Thank you for posting your review. I do appreciate your feedback regarding the hallway carpets. We definitely have some areas that are in need of cleaning. This year we have our carpet cleaning contractors coming out bi-monthly to spot treat problem areas. If there are areas in particular that you see that need some extra help or if you see new, very bad stains that can't wait for the next spot treatment I'd love to know. We need to make sure that we are keeping those areas clean and presentable for everyone. Regarding your a/c filters - We do change these at your request. If you'd like to set up a monthly recurring work order for our maintenance staff to change them we certainly can. Finally, regarding the rent, this is a factor of the market in our area. I like to think we provide good customer service and that our residents see the value in what we provide. If you have any additional feedback for me as to how we can improve I'd love to hear it. I want to make sure we are doing all we can to provide a great experience.

I had the best experience. The community and apartments were exceptional. Everything was clean, new or up to date, and upscale. There were so many positives to living in this community. I could very easily say yes to living there. The leasing professionals did a superior job and were polished, pleasant, and all around enjoyable to be with.

The place was nice and well maintained. I know the construction across the street was not their fault, but it was distracting and it did affect my overall opinion on the property because I believe the construction will last about a year. The salesperson seemed very professional and competent.
