While the interior of the apartment is nice, there are issues. For example, I have squeeky and uneven floors, AC outlets that move when I insert a plug, and leaky faucets.

It is too expensive for what you get. Maintenance never fixes things right. Office refuses to repair things that are not your fault so they can bill you for it when you move out. The noise level form above is awful. We have trouble sleeping because of the upstairs neighbors and nothing is done about it.

They over charge, not professional service, charged 95 $ late fee for bringing check on the 3rd when 2 months before it was not a problem. I never pay my bills late. They know no mercy or forgiveness.

Do not feel the rental rate is worth living here. Kids are constantly playing in the parking lots (near entrance on Hunt) without being supervised. Every time a neighbor enters their unit I can hear and feel the door slam. Can hear the neighbors below me through the floor. I have lived here for just over a year and my rent has gone up just about $100. This will be the main reason I will move at the end of my next lease. Not a way to keep renters around for the long haul.

The community seemed very nice. They had 24/7 maintenance on hand. The rental rate was reasonable for what the community offered. It was in a convenient location with many amenities. I would likely recommend the community to others.

No not rent from here

Do not move here. I am not from Dayton/Miamisburg and thought that this apartment complex looked great when I came up to look for an apartment. Things were horrible the minute I moved in. First, the management staff will tell you anything you want to hear to get you to move in and then not follow through on their promises once signed. Second, when things go wrong in your apartment they pass the blame and refuse to take care of them. Finally, the management staff is nice and welcoming when you are looking for an apartment and then after you move in everything become a chore for them and they become rude.

To sum up, there are many apartment complexes in the area; save yourself the headache and rent from another complex.

Although I would recommend the community because of the size/layout, etc of the apartments, I would hesitate to do so because of the rental rates - much too high.

I think that there needs to be a club house, basketball court, and a larger pool on the facility. Out of seven years i have only seen people playing volley ball me three times.

Many of my friends are looking for more affordable housing and cannot afford to live in The Preserve. I think the best features of the apartments are the private outdoor entrances, the abundant storage space and the open floor plans. Those are the reasons I moved in originally. I still appreciate those features, but the cost increase and annual changes in policies regarding pets, lockouts, maintenance and the many addendums give me pause. I have enjoyed living here for many years but I will likely look elsewhere in the future to find more features (more bedrooms/baths/affordable covered parking, pets allowed) for less cost.

There were two workers who were extremely busy and had many customers coming into the clubhouse needing assistance. The sales associates remained calm, friendly, personable, professional, upbeat and were very helpful. I was impressed with the enthusiasm of the sales associate that assisted me and her vast knowledge of the apartment she showed me. She knew the community, nearby attractions and location information. The sales associate won me over, even though I did not care for the small tub in the bathroom. The apartment had an odd layout and the one bedroom apartment had the only bathroom inside of the bedroom. There was a very tiny laundry room and the price seemed too much for the size of the apartment. The sales associate was able to suggest alternatives to every single objection and turned my negatives into positives, by giving me a different outlook on things. I was extremely impressed by how well the sales associates were multi-tasking, while having so many customers in the office.

The pool opens a week late, or more, almost every year. The large community has 1 trash compactor which breaks at least once a week due to the volume.

The apartment itself is very nice. Updated. Nice layout. Quiet neighborhood at night. Safe. It is in my opinion the second nicest apartment community close to Austin Landing. Following Austin Landing. So for the price, I'm very happy here.
