Also, company really needs to revisit the idea of terminating outstanding representatives above and beyond the "customer shop" quota. Loosing great talent over stats that have a false positive or major room for standard of deviation.
Lastly, offering a trash can cleaning service option is necessary.

I would tell them the area is a nice place to live, but the apartments are expensive and not worth the cost for the following reasons: The large amount of pets (not to mention the size of the dogs) there make some of the buildings sound like kennels; Lincoln rotates staff regularly enough that there lacks a level of conisitency in communication with the residents; There is no form of mass communication through the webportal, emails, or text message to notify residents of emergency situations such as water outages; The cable/utility rooms are often broken into and nonfunctioning, causing a lot of time spent with repair technicians and no response from staff to better secure the room; Door to door trash service is advertised as an amenity rather than the necessity caused by the City of Dallas ticketing the property for overflow in outside bins. The service jumped in price after the first year or so to $20 a month; Cleanliness of workout rooms, hallways, and stairwells are inconsisitent; window washing hasn't occured in about two years and looks filthy.

It's truly a great place to live. It's safe, close to great cafes and restaurants, and the community is friendly. It is very clean and well kept. There's a great work out center in the complex. It's right by White Rock Lake which has a good bike trail. I don't have a bike but I find it really nice to walk on the trail. It is however expensive and if it is within your means, go for it! I would highly recommend it.

It's quiet and friendly. And the amenities are awesome. The location next to the lake is also pretty perfect.

I have lived here for almost two years and I have yet to have a complaint. I live by the field side and I love it. I hear coyotes some nights and it is so beautiful. I can walk to the lake with my dogs and it is a great place to ride your bike, run, hike, row or whatever outdoor activity you choose.

I would tell them that for the most part things are great. I am a bit annoyed that I received an email from Lincoln Properties on 1/1/13 saying that my rent payment was due on 1/1/13. Not a great business practice to give your tenants 24 hours to pay.

Great. So far, more pleased with Winsted than the last three apartment complexes I've lived in in Dallas.

It's great. The property always looks nice. Everyone has been pretty friendly. It's usually pretty quiet.

I just did not feel that I was given a great deal of attention. The interior of the apartment was very nicely updated; however, I did not feel that the amount of space was adequate for the price.

The leasing professional at this property is very polite and will go out of his way to make sure all residents and future residents are accommodated.

I was very impressed with the landscaping. It was nice, neat, and very appealing.

The property was very nice. I really enjoyed my tour and could easily see myself living there. The agent did a great job. She is truly an asset to the company.
