Compared to other communities in the downtown area, Marquis West End is one of the better values. The physical location has easy access to the major highways and interstates in the Dallas area. You are in walking distance to restaurants, parks, businesses, and several entertainment venues.

The property was nice, and so was the staff. I would recommend this property to friends and family. I would be concerned about the back side of the building due to the Dart activity, though.

For the first 2 years they cleaned off the pool area each morning and took the chairs out of the pool. Now they don't clean very often and the chairs just sit in the pool. Mildew, dirt on the down spots, etc..

I had a good experience with touring this property. I loved the location, the close proximity to my job and my lifestyle. I also liked that the property was not too small and not too big. The amenities had been up kept on property and in the apartment homes. The deals were great, with being so close to a downtown area. Great property!

The community was top notch. The staff was very friendly and knowledgeable. The grounds were clean and it had a lot of amenities. One of my favorites was the clubhouse. The community was definitely a good value and I would consider living there.

I feel mostly positive about this property. It is just irritating to not be comfortable with receiving packages at the place you live.

The last lease renewal increase was too high.
Thank you for continuing to take the time to offer your feedback. I see you're concerned about another possible increase at renewal time. We do our best to offer pricing that is competitive but still fair to our residents. Let's look at it together once the time comes and we will see what we can do. The garage area is my biggest frustration. Not only can it be challenging to find parking spaces (some cars have been there since I Moved in and never move. Some people also do not park in the spaces themselves, particularly in the morning with large trucks, which makes it challenging to get in/out of a parking space without hitting their car). Also, the dumpsters that sit near the exit cause the whole garage and walking up to the door to smell AWFUL! The people who work at the restaurants who also use those dumpsters constantly spill things leaving trash and debris throughout the garage. It's really gross and seems unsanitary. Awful first impression walking up to the building and its embarrassing when I have people come over to visit thats the first thing they see and smell!
I want to thank you for taking the time out to provide feedback. I know how busy everyone is and we truly value the responses we get back from our residents as this helsp us to grow and become better as well as tell us where we are excelling. I see that you're having a lot of frustration regarding our garage area. As can be expected, this is our Achilles heel! During the summer the heat makes it much more difficult as our trash room is RIGHT THERE in the entry. I see the building designer's point by trying to place the room close to the street for easy removal but it doesn't help our noses now does it!? We have set up a system in the trash room to try and help us chemically attack the smell but we are still at the mercy of trash pick ups and summer heat. I know our retailers aren't helping the fight by dropping trash items and not picking them up and I will continue to speak with them in that regard. I wish I had a better solution for this ongoing problem and will continue to search for an answer. We kindly request that anyone report if they view anyone dropping trash. I am working on improving the look of the garage and that entry to try to help our appearance to guests. Again, thank you for supplying such helpful feedback.
