Worst apartment complex I have ever lived at

Wow where do I even start? I moved into the Shores at K Rock the second month that the complex was open. It seemed nice at first but you could tell that they were rushing to finish to meet deadlines. When I moved in their were cabinets that were crooked and would not shut all the way, globs of paint on the bigger bedroom door, and you could tell they didn't tape while painting because their was paint all over the walls. Did they hold themselves accountable for any of this or amend the problem? Of course not. I also got 3 flat tires the first 6 months into living there and every time they told me that the cause was roofing nails not cleaned up from the construction in the back apartments. 1 year and 2 months into living there I decided to build a house and gave them a 6 month notice that I would be moving out prior to the end of my lease. I was charged for 1 month additional rent as well as forfeited my deposit which is understandable. 8 months (8 months!) after moving out I get a letter informing me that I owe them an additional $169. I emailed the apartment manager looking for reasons for the charges and never got a response after 2 emails. After dealing with a collection agency I was informed this was for touch up paint ($40) and cleaning ($125). I was charged that $125 for bathtubs that were not cleaned to their standard and for the microwave and microwave plate not being cleaned. It's just flat out unacceptable how they treat people. Please choose another option in the area for a good relationship with your complex.
Dear mam or sir, We apologize for your experience with the previous management company; however, The Shores is now under new management and the final billing concerns you are referring to would have to be directed to them as this was sent from previous management. We strive to promote overall customer satisfaction and give our residents the very best in a community and place they call home. Please let us know if there is anything we can do to assist you as new management of The Shores and thank you for voicing your concerns.

Sincerely,
The Shores Management 405.720.1002
That's all well in good but seeing as the letter came from the current office manager I find that hard to believe.  I took care of it because I have never missed a bill or payment for anything and didn't want a hit on my credit.  You may strive for customer satisfaction but actions speak louder than words.  I consider myself grateful that I no longer live there.  For anyone looking for an alternative I would suggest the Park Harvey in downtown Oklahoma City which is where I lives previous to this complex.  I was treated much more fairly there and was thanked for being a resident who was always timely on payments and took care of the space.

Beware of the Charges

After vacating, the apartment complex charges sever fees. Be mindful of your final bill. Cleaning the apartment doesn't matter, they will still charge you for cleaning. They are also repainting all the apartments after tenants leave no matter the condition of the walls. The office staff are very hard to deal with and nothing is ever their fault. The service calls go unanswered or two or three weeks later.
Hi Esfreeman,

We appreciate your comments and would like to address them as such. Move out charges are all listed within the lease agreement as potential move out charges. When we receive inquiries about final statements that have been received, we send detailed information and pictures on each move out charge. In regards to cleaning, if the apartment is clean enough for a new tenant to move in to the next day we will not send a professional cleaner in, therefore no cleaning charge is issued. An apartment is not repainted unless a repaint is needed. All maintenance requests are completed in the order with which they are received. I am sorry you feel that way about our staff. We strive to provide good customer service and will continue to improve our skills.  If you have any more questions or concerns, please contact our office.

Thank you,

The Shores at K-Rock Management

Great Place to Live

I recently moved here from a smaller town. I like the location of these apartments, I am able to easily get to restaurants and stores, but not have to live in the middle of it all. The pricing is fair compared to other apartment communities and the quality is much higher. I feel safe living here and would recommend it to anyone! The staff has always been super nice and helpful!

Not Sure What All Of The Complaining is About

I would say this place is really cute, some of the finishes are done cheaply. I've always felt safe here. It's definitely a dog community. The gym is nice, clubhouse is nice, pool is nice. I've been here for four months and the gate really hasn't been broken but maybe once. Really, I havent had issues. Apartments are apartments. I would move back in here, but im pleased with my specific unit and the amenities are cool. Some people just like to complain. I just wanted a clean safe place to live. FOUND IT.

DO NOT LIVE HERE....IT'S HORRIBLE

This place is a joke! I moved from Dallas and was used to a nice, high quality apt so this seemed great...key word SEEMED! When I first moved in the apt that I had on reserve for a month it was filthy. They had a month to clean it and have it ready but it had dust and dirt everywhere. 5 months later their sprinkler system froze and the pipes burst gallons of water in my living room for 45 min before I could get ahold of someone to come out and turn the water supply off (finally the fire dept came). Luckily I was home and able to move my stuff out of the way...the girl below me was out of town and all of her stuff was ruined and they didn't offer to help either of us with rental insurance deductibles or a place to stay while our apartments were flooded for 3 days until the new unit was ready. They just said we cover our property, you cover yours. The management is rude and all they care about it getting their money not keeping tenants happy. Ended my lease early to get out of there and they charged me for "professional" cleaning when I left that place spotless. $125 for cleaning the ceiling fan...seriously!? the girls at the front office are really sweet but management is terrible and have no clue how to run a complex. Very unprofessional and these are way overpriced...go somewhere else! Side note...they DO NOT have a car wash...it's a pathetic vacuum that barely picks up grass.

Disappointed

Was excited to move here as well, however like many others have stated, I am very disappointed in this place and can't wait until my lease is up. I will definitely be moving. I have been constantly lied to by the staff. I moved in to a filthy apartment, multiple items not working. There are large piles of dog waste all over the place, people obviously don't pick up after their pets. The staff is less than professional. Very sad actually, this place had the potential to be a great community to live in. You can tell everything was only half completed and the cheapest possible, yet residents are charged a premium rate. The entrance gate is always broken and left open, but the staff feels that is just a bonus for us, yet we pay a premium rate (deposit) for the gate fobs. Also, with only one way into the complex it makes for a lot of traffic and people speed through the complex like its a race track. It is very upsetting how things are handled by the staff. I have also like so many others received a note regarding the valet informing me that trash must be bagged and tied. The trash was bagged just not tied, but instead of taking the trash and leaving the note, they didn't even take the trash yet took the time to leave a note. I would opt out of the trash valet, but we are not given a choice. There is also only 1 dumpster on the entire complex grounds which is not convenient at all. I have also previously lived in other apartments and new communities and this is by far the worst I have seen. The staff is rude and less than efficient. I would not recommend this place.

New Move In

I recently moved in to The Shores this past weekend and I love the place. Being that this is my first time leasing my own apartment since graduation I am nothing less than pleased with my amenities and my neighbors. Everyone on the staff is great and has been so helpful during my transition. I love the fact that they allow pets, but i just wish more people would pick up after their dogs.
Give it time. There's a reason their reviews are so low. You shouldn't post the first month of living in your first non-collegiate apartment, you don't know enough about it yet.

Great place for families!

We moved in this past January, I was very excited to have my children start school in the Deer Creek school district. I have nothing but great things to say about this place. I have had work orders and the staff has done a great job of taking care of them quickly. James and Ken have both completed work orders in my unit and did a great job. I wish we could use the fishing pond, my kids love to fish but the water has been very low:( The fishing pond is really the only thing I have been disappointed with, it is starting to look better! Come on rain!! I read some reviews that Ciara had been rude, she has never been anything but sweet to me. We are very happy here.
The pond will never be full, plus it's filled with so much trash from the construction workers, I would be shocked if any wildlife can survive in it besides turtles, which can survive basically anything. Not sure why you like paying for a place that can't even keep a single gate closed. They fix the vehicle gates for about a week, then they break for the next 3, and the sidewalk gates never close all the way. I don't think anyone thinks the place is trash, but the values is amongst the worst in the OKC area.
Not sure what the person above is talking about with the pond. A lot of ducks and geese frequent the pond daily for a few months now so obviously it is capable of sustaining life.

Love the POOL!!!

I love living at the Shores at K-Rock! The staff is very friendly and helpful and they have gotten any issues I have had in my apartment taken care of quickly. We have already had several resident events, the cook out was awesome! My daughter has gotten to take part in several crafting projects at the clubhouse. My daughter and I love spending time in the sun and hanging out at the pool! We have had a great experience living here! I love it! I love it so much I have referred a co-worker.

Great Place to Live!

I moved in last September, it was more than obvious the property was still under construction. I did have a few issues in my apartment however I have lived at other brand new communities and expected this. I was lucky to have James come and do repairs in my unit, he did a great job and took care of my problems. I did not care much for the manager Lisa but now that Heather is the manager things have really been great. The amenities are awesome, I love the pool and the grill!! I do wish the fishing lake had more water in it but luckily we have been getting rain, not really much the staff can do about that. Overall I recommend this place! I will be renewing my lease.

Not worth the price

The wife and I recently moved after being married in November, hoping to make this our new home and at the time the price for rent seemed a little steep but feasible given the amenities that were promised. About 4 months later we find this place to be asking a little too much for the decadence that we've experienced. Upon moving in we found red stains on our carpet, cracks and dents in the sheet rock, floor boards that are warped, and just recently the tile in the both showers to be falling apart. Like the rest of the reviews here, I too am disappointed that a brand new complex could be showing the age of a couple decades... As much as I like the area, its not enough to keep us here and I regret to say that we will be leaving the end of our lease as well.

Disappointment

Because I was apartment hunting from a different state, I opted for a more expensive, "higher end" apartment, in an effort to avoid any issues with the room, the amenities, or the staff. BIG MISTAKE. There were several things wrong with the "new" apartment: torn carpet, floor board was coming apart, stained counter top, and paint marks to name a few. I went out on a Sunday for a couple of hours, came back home, went to the bathroom and found a crack on the wall and tiles that had fallen to the floor! I have been in this apt for 7 months and there are already cracks in the crown molding! About 3 weeks after I moved in, I got home to a flooded hallway because the air conditioner duct had clogged!...IN A BRAND NEW APARTMENT?! So, the carpet was drenched. Since it was a Friday night, I called the emergency maintenance number so they could come and fix it (it was only going to get worse)...the guy asked if I could resolve it myself. ARE YOU KIDDING ME? It's his job to fix any maintenance issues! I demanded he fix it...he showed up, stormed in, was outrageously rude, and slammed his way out. I complained to Candice and the Leasing Staff but it was evident that they could not care less. When I complained about the apartment short-comings, Candice's excuse was that "these apartments are substantially lower in price than other apartments...there are bound to be some issues". I agree there are bound to be issues here and there, but on a BRAND NEW APARTMENT?! It is one thing to have to deal with a large mound of issues from the residents, but at the very least be professional. What else...residents were told that the gates would be working in September 2013...it's 2014 and they are not working yet. Gym opened 4 months after it was promised. Car wash facility: still not available. No choice in trash valet. The water bill situation was undefined for about 4 months. It's a shame, because this apartment community had the potential to be a great place to live.

As soon as my lease is up, I'm getting out of here.

Horrible.

I was excited before moving into the new apartments, but the first day I moved in... there were so many issues for a brand new apartment. Scratches on the floors and walls. Blue stain in the bath tub.. The water does not stay warm for very long. On top of all of the issues.. the staff is extremely rude. Everytime there is an issue they would defer the problem to someone else.. Saying it is not there fault instead of taking the time to help.. I can not wait to move out of this place.

Trash

We were so excited to move in to brand new apartments!! We were looking forward to the newness and niceness of a new apartment only to be disappointed to the point I'm infuriated!!! I have never been more disappointed in my life!!!! The first day we went in to our new apt. there was neon blue gum in our carpet, walls that had dents in them, walls that have big areas unpainted, unfinished base boards, mounds of dirt in the carpet, the brand new floor completely scratched up, brand new dryer that did not work, when we turned the dishwasher on the garbage disposal came on, giant hole on outside of apartment in our wall on patio, handles on all cabinets look like a drunk person put them on, light fixture over the island was alrwady pulled from the ceiling and cracked, pet stations that don't get taken care of until its been overflowing for almost 2 weeks. To top it off they told me dont worry we wont be charging you for that as long as you wrote it down so we are still with unfinished walls, patio, baseboards and basically a hole in our carpet from them tearing the gum out of it. On top of that they tack on a $20 fee for valet trash. For some they may love it and I get it but its ridiculous to the point I had all trash bagged except a couple empty gallon jugs of ozarka and they went to the point of taking a picture of it and leaving it and telling me through a note on my door from the apartments with the picture that if I did it again they would fine me $25. There is no choice on whether you get valet or not. Then I got my water bill and they charged ANOTHER $20 for trash. On top of that you have a tiny trash can they give you for it and tell uou no bulky items yet there are no giant trash cans around for us to put those items in. These apartments are TRASH!!!
AGREE!!! We also got a letter taken all because we had a garbage sack outside of the garbage can. The sack was so full that we just left it out the door. A picture was taken and a letter on the door. Also, the trash does not come on Saturday. That is one of the days our garbage is so full from doing weekend chores. Our apartment is 1/2 done too. The paint is thick and nice on eye level spots and towards the bottom of doors and walls it's bare! There is spackle and caulking all over our tile floors. I hate living here! As soon as our year lease is up, we are OUT OF HERE!!

All the extras to get you to rent!!!

Been here since they started renting and thought it was going to be a great place has not been up to it's expectation. Oh the extras will be done whenever because management sure does not know.
wow after reading all of that and everybody agrees on the same things I wont be moving there, to bad bc it looks like it would be a great place.
