safe location, great location and easy access to highways

It is convenient to all areas of the city. Has well maintained grounds. Leasing staff is friendly and helpful. Fun neighborhood with good people.

The location is great, staff is friendly, amenities are nice and I'm really glad that we use Georgia Power now. Floor plans are good and the apartments are really nice.
Your going to pay a lot more for water than the other complexes in the area instead of a flat rate one person can pay up to 60 or more a month. The valet trash service is an imposed one that is not necessary I still take my own trash, the breezeways smell awful in the summer since garbage is left out all the time and most people don't use the provided bins.

It can be loud from party goers and people yelling on the weekends and if you live under someone it can be very loud above you.
The trash area in the back can be a bit unsitely.
Mainetenance is extremely slow t ofix problems.

It's great living there.

The location to Buckhead and to the Marta

It's really nice, and the amenities are great.

I have complained about my upstairs neighbors multiple times now and the problem is not improving. They are up ALL night long and I can hear them above my bedroom and have nights where I cannot sleep. The noise and rumbling ground is so intense it has knocked photos off of the wall. This is such a problem I will be making a visit to the office this week to discuss.

Before, I would have recommended Overlook but after 4 months of my neighbor's trash sitting outside my door and having to step over 4 large garden bags of trash, especially around holidays. I will not recommend Overlook. The stairwell is filthy and looks worse than an un-kept low-income bldg. The grounds behind bldg 700 is not kept trash is on the grass for weeks and the owners do not pick up the dog poop, therefore, having to smell it while walking my child to the bus stop. The groundskeeper needs to pay more attention to back here as well as those who do not put their trash in 13gal bags inside the container should be fined monthly or weekly. I pay too much to live here and I'm embarrassed every time I have a visitor. I now see why all the people I have met are moving out. Overlook, you must improve or you won't be competitive.

Well-run apartments. The management and office staff are responsive to requests. There have been many improvements since I have lived here including wireless gate clickers and improved security. I would recommend.

The location is amazing!! Very quiet!

I love this community. I am new to the area and I am paying a little more than I am comforatble with but it's worth it. I wish the stairs were kept cleaner & pressure washed more frequently. Also, that it is strictly enforced that tenants put theie trash in the cans provided, this would eliminate stained walkways and stairs and leaking bags being left outside for days.

it's ok but at night it's not easy finding a parking spot near your unit.

Expect a ridiculous Waterbill which in includes a ridiculous valet fee of $20 fee for inconsistent trash pick ups
Beware of the second exit gate having to constantly be repaired
