The community was clean and quiet. The Leasing Professionals were also a cut above the average. The apartments were very nice, although the eight foot ceilings were lower than I preferred. One of the bathrooms was huge, which was a nice unique feature.

The community was good but not great. Everything was nice but not particularly memorable or outstanding. One thing I did not like about the community was that they would not accept UPS or FedEx packages for residents at their office. They required you to be home to get your own packages, which could be a serious and even costly inconvenience. The exceptional features offered in the community were the adult exercise equipment alongside the children's playground and the large size of the second bathroom in the two bedroom apartments. It was a nice place to live, and if I worked nearby, I would certainly give it careful consideration. The Leasing Professional gave an enthusiastic presentation.

We have parcel boxes installed & the large quantity of parcels that were received was more than we had storage for. We do hope you consider Lake Gray in the future should you move to our side of town.

The grounds are kept clean but the walkways are only cleaned twice a year. They are always dirty. And the appliances need to be replaced. The light bill stays high whenever the dryer in acting up.

Feels like Home!

Let me start by saying this is my very first apartment and first time living alone. I visited 26 places and even made a payment at another place ( The Vintage) before I found Lake Gray. This place is THE BEST bang for your buck in the area. Believe I've check all surrounding apartments. I imagined living alone as a 21 year old girl would be difficult and lonely. I imagined the staff at whatever apartment I chose would be fairly nice. I didn't imagine they would treat me with the respect and love that they have! Anytime I needed something fixed (even a light bulb changed) the maintenance crew have been there. Yoki came today and was lightning fast. He was incredibly professional, which is super common for the staff here. Tammy is my absolute favorite person right now! Here at Lake Gray they really make you feel like family and I'm so grateful that I made the right choice and moved here rather than across the street!

Problems...

I have been here 3 years with a dog (shih tzu). The trash compactor was a big problem, hardly ever working for about 6 months. When they say they are pet friendly don't believe them. They have a pet park now. Charge $15 per pet a month in addition to pet fee $300 for the 1st pet when you come in. You can't have visiting pets on the premises (per office). So my son and his dog from ATL and sister and 2 dogs from down state FL can't visit. NOT FAIR! Can't even watch a friend's dog unless you pay a fee. I wanted to move from a 2 bedroom to a 1 bedroom and they say I have to PAY a $500 TRANSFER FEE in addition to regular fees. They get you coming a going with fees. Talked with numerous tenants lately whose leases are being renewed and they are going up $65 to $81 a month. Ridiculous! I will not be staying here when my lease is up for renewal.

Thank you for your input. We appreciate your time. You are correct when stating that we do not allow visiting pets & there are good reasons for this policy. When a neighboring resident calls the office with concern that there is an unauthorized pet (often times, one on the breed & weight restricted list) in their building and we locate this resident, many times the reply to us is that it is only "visiting" Pet policies are in place not only for the safety of the residents but for the pets as well. When we authorize an animal we validate that it has all of the proper licenses and shots that are required by the State of Florida & Duval County. As a pet owner we would hope all of you would appreciate that all of the neighboring dogs are inoculated. As far as transfer fees we do charge them as well to offset the cost of painting, cleaning & cleaning the carpets in two apartments. I think you will find when you start to look for your new home that our policies are the norm in our industry.
We want all of our residents to enjoy living at Lake Gray and we are sorry that you will not be renewing with us, however we are told by many of our residents that one of the reasons they love living here is because we do have set rules for everyone which makes it a much nicer place to live.

The Lake Gray community with its common grounds and amenities are extraordinary. The property like a resort. The property is flawless and well maintained. The leasing agent was soft spoken with a positive and eager to please attitude. Her service was captivating and her attempts to relate to me were welcome and felt sincere. She made me see myself living in the community and eagerly waiting for the move in date. The leasing agent shared that the community was built in 2005, the property appears to have been well maintained, the apartment look like new and with the amenities the value is exceptional for the rent. It was complete with everything I was looking for.

It's Home!

Moved in June 2015. Efficient move in process! All rules and expectations very clearly stated. Any negative comments are from those who will never be happy or adhere to rules. No Bugs or Maintenance delays! Well maintained common areas and grounds. Improvements always ongoing! It's Home!

Home Sweet Home

My husband and I wanted a safe home for our family. Having a toddler, it's hard to find safe anything. We immediately fell in love with the property, the staff and the location. We had looked at other places but this is the best choice for us! They have a park and a pool which we enjoy to the fullest with our daughter. Maintence has been easy to put through and quick to get heard back and the management have been nothing but wonderful to us. This apartment complex is a wonderful home to raise a family.

The community was in excellent condition and had a great curbside appeal. The amenities were clean and attractive. The model apartment was decorated in eye-catching decor. The Leasing Professional was very friendly and had a great personality. She identified my needs and created an image of life on the property. She expertly showed the amenities and features of the apartment.

Horrible Expierence

First moving in, the management was very friendly and telling us what we can do. After moving in, the Managements attitude changed(very rude & inconsiderate), and then told us the opposite of what they told us when we first moved in. The trash compactor has been broken and trash is just laying all around.. We've called about bugs and they didn't make it an urgency. Also, management would leave notes on the doors saying that they will be entering the apartment, and I would take off work & they never entered, so I would call about it the next day and they said "oh, I thought maintenance said they got it all". They charge alot for a cheap looking apartments. What a horrible experience.

Thank you for responding to our survey. We understand your frustration with the compactor, we have ordered a new one and are waiting for the new one to be delivered, hopefully any day now. The maintenance team cleans up the trash surrounding the roll off everyday & feel your frustration as well. Pest control is on property every Thursday, please let us know should you need them to come out.
