Apartment Review from an Independent Evaluator

This property is pure luxury. This is resort style living. There is an indoor pool, a great room, billiards room and a fitness club with spa features. There is a Yoga studio, private wine cellar, screening room and dog walk.

The community is an expensive property and obviously very popular. It only has 93 apartments. The high ceilings and beautiful floors, as well as the high standard washers/dryers, made the apartments seem attractive to me. The bathrooms had European toilets and double sinks. The leasing professional described everything in detail. You just do not see apartments this large and ceilings this high in communities these days. These apartments were special, especially how each apartment had its own private hallway off the elevator. The pool and fitness center blew me away. The pool area looked like it was from a five star hotel.

I was very impressed by this incredibly upscale property. The only problem I had was that most of the inside of the building struck me as kind of dark, I guess due to the dark wood details. All employees that I encountered were very kind and friendly.

Overall my experience here was very good. The leasing professional who attempted to sell the apartment was neat and professional. He definitely sold the apartment extremely well. Overall, he made it extremely exciting. The apartments I was shown were immaculately decorated.

The surrounding community is just beautiful. This building is the prettiest I have ever seen. There is every luxury available for a resident to relax or indulge herself. The staff is very accommodating. I do not see any small thing out of place or overlooked. This building is managed by a company that knows the big picture and satisfies its residents one small piece at a time. There is no detail that has not been attended to.

I was extremely impressed with the leasing professional who assisted me. The leasing professional was all-encompassing. He was courtesy, knowledge, articulate and a good salesman. The community was outstanding in every way, which included a wine cellar.

These apartments were originally built as condos. They are of the highest quality materials and structure. The amenities are top-notch and all included in the rental rate. Marble rather than granite is used in all counter tops. The refrigerator is unique with drawers that look like kitchen storage. There are double ovens in the kitchen and a five-burner gourmet cooking top. The wine cellar is climate controlled and easily accessible. Each resident is provided space for 100 bottles of wine. Valet parking and concierge services are available 24 hours a day. There are even three guest suites that can be rented for a nightly rate of $150 per night. If staying four or more nights, the rate is $100 per night.

I was so surprised at the friendliness of the concierge, valet and leasing agent. The leasing agent was so friendly and warm. The amenities were above what I could have imagined. The top amenities to me were the pool, with the retractable room. There was a wine cellar that held 50 bottles per resident, and also there was extra storage space provided to each apartment. While the apartment itself had so much storage, just having that extra storage for things like computer boxes was an amazing bonus. I thought the floor to ceiling windows was a wonderful feature, allowing so much natural light into the apartment. Having a private elevator really makes the apartment luxurious.

I would love to live here. It is simply the most beautiful apartment building I have ever seen. It is expensive, but you get a lot in return. The leasing agent was charming and informative.

I was impressed by the outside courtyard and the entrance. There was a magnificent floral arrangement on the large table in the center. The concierge and door men were warm and engaging. Even the UPS man gave me a warm, smiling greeting. The leasing professional was charming, engaging and professional. The tour of the amenities was very good with everything beautifully done and well maintained. It was a very enjoyable visit.

This community offers a lot for the money. The apartments are huge and the bedrooms are spacious. The finishes are upgraded throughout. There was no parking garage or parking lot. All the residents are required to valet. I have had this service before and it can be an inconvenience. Overall, the property is premium and a great value. The biggest drawback would be that there are no scenic views from any of the windows.

This appears to be a more exclusive building where privacy is a priority. The building was also a clean, safe and comfortable environment.

I had a great time during my visit to this community. I was still glad to have the opportunity to see the building. I thought it was nicely appointed and beautifully maintained, and being there felt like being at a four-star hotel. Every staff member I encountered during my visit was friendly and professional, and treated me with total respect. I was able to view multiple apartments during my visit, and I thought each one was very spacious and comfortable. They were equipped with the most up-to-date furnishings and appliances. I also thought that the property was in a very ideal location, within walking distance of several restaurants and shopping centers. There were also a lot of on-site amenities for residents to take advantage of. It is a little more expensive than all the other properties I visited, but you definitely get what you pay for here. Out of all the communities I visited here, I think this one is the best choice.

the building is nice, staff is friendly, several improvements needed in order to compete with similar properties i.e. trump

I think it is a very nice property and staff is friendly but feel there should be some changes made to make living here more enjoyable. I think other residents/tenants feel the same way about some of the amenities, services and that without any improvements made this will become more of a transitional place to live for a short period of time vs. long-term leases/tenants and there will be turnover/vacancy. This is a luxury building and considering the rent paid here by residents, in order to keep the rent high, adjustments will need to be made. For example, many residents in the building with small children yet no communal plays space while the yoga room is empty 99.9% of the time with no classes/no instructors. The Trump on the other hand has a yoga studio with classes and instructor and a childrens play area for residents. Also design flaws (no overhead lighting and large open floor plans with no floor outlets for plugging lamps etc. Also while windows allow for beautiful natural light and views we can never open them because there are no screens - when we have, mosquitos, moths, etc. come in and swarm the place and we can not risk our children being bitten while sleeping in their cribs. When we have we also find so many dead bugs along the window sills that its just not worth it to open them so we can not enjoy fresh air or circulate the indoor air. The patios are also not child proof and small children can easily climb or scale the rail so we are too nervous to enjoy the outdoor space for playing etc. unless we are literally right there with our children at all times. We also constantly hear fire trucks, sirens, etc. even though we occupy a higher floor. Also the fire alarm system hear has been activated accidently on several occasions requiring me to take the stair case down with an infant and toddler screaming petrified of the noise and flashing lights and intercom instructions.
