Looks can be deceiving, beware

My family and I are current residents of Lugano at Cherry Creek. I was compelled to write a review after reading all the “positive” comments from people who don’t even live here at the property. Looks can be deceiving as we have personally found out since leasing and moving into our apartment. In addition to writing this review, I am also writing a formal complaint letter to Lugano’s Leasing Office and to the Management Company that manages the property, not that I will ever get any response back from their Leasing Office.
We did fall in love with our apartment, as we have never seen a floor plan like ours before, it is a the beautiful one bedroom called the Galileo, it is beautiful, with its archways, the dining room spacious living room, granite countertops, built in shelves in the entry way, bathroom, and above the built in computer desk, also with a granite top.
Our issues started even before we moved in. We leased our apartment put our monies, for the application fees, and the required deposit, and filled out the applications as requested. The leasing office, NEVER called us with our results, we had to call them constantly about if we’d been approved, what they needed from us, when we’d call they would tell us things we needed and we would get them to them and then again never returned phone calls to us letting us know we were good to move in. When we would call in we would get the answer that we couldn’t keep calling in because we were bothering them, while our response was sorry but we needed to know that we were approved to move in as we needed to know we had a place to move into after we sold our home. This should have been our first indication as to what things would be like. Before we moved in again we had to call numerous times in order to get the amount of the certified funds that we would need for the move in, that they required.
We moved in, upon moving in we noticed that the apartment had not been painted as there were still many holes and marks on the walls, the apartment was not cleaned and many things did not work and if it had been made ready to move in and serviced before we moved in this all would have be done, or should have been done.
Since moving in we still have called for different things to the leasing office or gone into the office and they have made notes and we’ve been told someone will return our calls and yet we can NEVER EVER get anyone to return our calls. There have been several things that we really needed to get an answer directly from the manager and she will never talk to you, if you go into the office and try to talk to her you can’t even do that. She sits in her office and refuses to come out and talk to you or to call you. If you call the leasing staff will be talking to her but for her to get on the phone herself just isn’t going to happen. This is very frustrating.
The comments here talk about how beautiful and well-kept the property is, again looks are very deceiving. As you live on the property you find out that the carpets in the halls where you live are filthy dirty and only get dirtier by the day and are never cleaned, not even vacuumed. The trash chutes that we were told and had to sign on our lease about and told by the leasing staff member, “if you don’t put your trash into the actual chute , if you just let it set by the side, our maintenance guys with go through your trash and see who it belongs to and fine you.” Ha, what a joke, the trash chutes are dirty and extremely smelly, and again NEVER cleaned. If the trash is full, then bags of trash just sit outside the trash chutes and pile up, going in these little rooms will make anyone gag. The garage parking lot that you get one free spot and then have to pay for any extra you want at a rate of $25 a month, since we have moved in there are four different gates and the 4 months we have lived here all the gates have all worked properly together maybe 5-7 days, one gate seems to always be broken, allowing anyone to enter the “secure” parking area. The parking lot again is always covered in trash and if you get to the upper level the lights never work, making it very dark, now while if they gates worked like they should wouldn’t be as big of a deal but this becomes a safety hazard as anyone could be in these garages and cause harm to anyone, at any time. We again we told how diligent the staff was as monitoring the cars parked in the garages and if the car did not have the parking pass on the windshield displayed, it would be towed, again what a joke, there are more cars in this garage without these passes displayed than are displayed and day after day, never are towed. People’s friends just enter and park in the garages also again making this not a secure parking area. Even one of the maintenance men had his own truck stolen from the garage a few weeks ago.
The buildings are supposed to be secure, again however, doors are always propped open with rocks the door leading to the 4th and 5th floors from the garage parking in building 2 has been broken for about two months now, and will not close, nothing has been done about this, it appears someone got mad and actually hit the door and bent it, which most likely the door needs to be replaced and is I’m sure expensive but needs to be done.
The area again by the building two, where people park their moving trucks to move in and out is covered in trash, indicating that this is never cleaned either. As you walk toward the dog park on the Eastside of building 2 the dog feces and trash remains there day after day, no one ever cleans this either.
The dog park, the gate into the “gated” dog park has been remove, not sure why that is, but again the makes this not a private or secure area to the property, anyone again can walk right into this area. The dog park could be very nice IF only it were trash/poop patrolled the Poop cans they have set up are usually over flowing and out of bags, there again is feces everywhere. Unfortunately, not everyone is great about picking up their dog poop every time or at all. The residents have to pay an additional pet deposit and pet non-refundable pet fee and then a monthly pet fee; this money should go toward these pet items.
It is very evident that no one on their leasing staff especially ever walks their property or just doesn’t care. This could be a beautiful property, if it was managed correctly, and they would not have the turn around that they do have now.
One last thing that we moved in here for was not only their year round outdoor hot tub and pool but their 24 hour fitness center. We were not only told this by the leasing agent, but it states this one all their apartment amenities. When you move in you are told that the 24 hour fitness center is not 24 hours. The pool and Jacuzzi are always again filthy dirty. We went for the first time with some friends of ours that we had over for Labor Day and were very embarrassed as to the pool not only being dirty with broken off flowers, dirt, trash, broken toys, etc., in the pool itself, but around the poolside also. The hot tub was not working; it was actually colder than the pool itself. There were very obnoxious under age kids at the pool extremely, visibly drunk, making a mess of not only the pool area but the clubhouse area as well. All I can say is I feel very sorry for anyone who has to overlook this area and listen to this noise all the time.
The residents here pay a lot of money for their apartments if you look at the market rents on their website you will see a range from $952 - $1993 per month base rent, now us for example we pay base rent of $1250 a month before our, parking, pets, and utilities, so a lot of money to live here. We cannot believe the kind of people who live here at this property, it’s really is an expensive, dumpy, dirty, overpriced apartment property. If the management company was smart they would get a manager and assistant manager that cared about their property and actually get people in the office to return the phone calls that come in, get a maintenance staff that actually did maintenance not only on an as needed bases but also the daily grounds and hallway clean up, or get a full time porter and housekeeper.
As things stand right now, at the end of our lease, we will be moving out and not renewing due to these issues no matter how much we really love our actual apartment.
Not that this review will change things but to those of you looking to move in, beware, things are as they seem. While the staff is very nice, they will not do anything for you after you give them your money, and don’t expect them to return you phone calls ever.

The community is hip and has state-of-the-art amenities. It is attractive, upscale and feels cool and current. The leasing office is professional and accommodating. The staff make an effort to find what will be right for you. The apartments are beautiful with modern granite counters and wood floors. The kitchen is huge with lots of storage and a large counter. There are custom touches that make it feel elegant and homey.

The community was very well-kept, and the apartment I viewed was beautifully designed, furnished and decorated. My only concern was with the level of organization and engagement shown by the leasing agents. With the exception of the agent who assisted me, they did not appear to be fully engaged in their work. As an example of this, the agent who spoke with me on the phone did not collect my contact information and no one at the community was ready when I arrived for my appointment. There may be some missed opportunities if the staff is not interacting with customers as they should.

The apartments have the look of what I would want in an apartment, if I were looking to lease. And I really appreciated the all year pool and the heated decking. The agent seemed to be nice young woman, but didn't create excitement about the idea of living there.
