I would highly recommend this apt. complex except for the problems about bigger maintenance issues like I listed above. Also, sometimes the landscaping is allowed to die and look bad for quite awhile before anything is done about it. Other than those issues, I am happy here.

Great Location & Amenities....Overall A Decent Place To Live.

I'm going to post a pro / con review to give you a complete picture of the community. Overall my stay here has been good but every apartment living experience has its ups and downs. I'm preparing to move to a new community to get a bigger space for a cheaper price.

Let's start with the Cons (and get it over with#

Apartments facing Newcastle have to deal with traffic noise which upon move in, I did not consider. One renter in particular drives by in his Mustang and revs up the engine loud at all times of the morning noon and night. I'm not sure if apartments facing the other streets deal with the same thing, but it is a noticeable problem particularly in the early morning. The noise doesn't bother me during day.

If you happen to live above or next to an apartment with the yards, be prepared for barking dogs. People with pets prefer the units with yards and sometimes the dogs go in on the barking. It's comical to me and my son but sometimes it gets annoying.

Parking...oh brother. If you don't live next to the garage, finding a parking space after 5 p.m. near your unit is almost impossible. Prepare to have to park in the garage far from your apartment. Generally this is not annoying...until you have groceries, or it's raining, or it's really hot or it's late at night and it becomes a safety issue.

The back gate, for security reasons I've been told, is not accessible for exit or entry after 6 p.m. M-F. It's closed on the weekends. There is one entry / exit gate and two walk in gates. Doesn't really bother me now but it did when I first moved in and had to walk all the way back up front to get out.

Big Texas roaches in the hallway and sometimes in your apartment....eh what are you going to do. It's Texas and that is common to see them every now and then. In my time here #leased in August of 11# I've seen two big roaches so far. I'd say that is pretty fair. And during the summers, the cockroaches make more appearances in your apartment anywhere in Houston.

And finally err...the perimeter of the apartment complex is not pedestrian friendly. So when walking your dog or working out, be prepared to have to step out into the street particularly on Newcastle. This is dangerous because traffic from the freeways come down Newcastle pretty fast sometimes. I don't know if that is the City of Houston's doing or the complex but it is a problem.

Now for the Pros

Great location! Convenient to 610, 59, 45, I-10 heck all of the freeways. You can drive out and be on your way to your destination in minutes. Close to the Galleria, Rice Village, Highland Park, Reliant Park, Minute Maid Park, downtown partying, lots of restaurants, close to work for people who work in the med center, downtown or at the local universities.

Zoned to good schools! If you are a parent and want to rent in an area with good schools, this complex is one of them. Marquis is zoned to Pershing Middle School, Episcopal High School #Private#, Lamar High School #public#. There is an application only middle school just right across the street from the complex called Pin Oak Middle School. Highly rated but is an applicant only school. I'm not sure of the elementary schools but the apartments are adjacent to Bellaire and West University neighborhoods so most of the schools in these two areas are top notch as far as public and private schools go.

Sister complex across the street! Marquis at Bellaire has a sister property just across the street called Marquis at Pin Oak. I think the rental rates are a bit cheaper than Marquis at Bellaire.

30 Day Satisfaction Guarantee! If you don't like your apartment you can move out in 30 days. The complex I'm moving to doesn't have that. #sad face#

Nice Amenities! From the resort style pool to the lap pool and spa #it actually works too, I checked# the amenities are great. There is a club house with Wi-Fi, flat screens, a business computer, coffee bar, pool table, some shuffle board like game I don't have the proper name for, 24 hour gym, steam and sauna room #ahhh#, pool bathrooms and showers, a car wash and I'm sure I'm missing something else. I have enjoyed these a lot.

Apartments with yards! This is a cool benefit with your apartment inside the city limits. Some of the first floor apartments facing the building perimeter have gated in yards. People with pets will love this option. You can also put your BBQ pit out and have a nice sized get together right outside your unit. These are hard to get though. Very nice option.

That's it for now. When I move out I will come back and update on the move out process. Thus far I have never had a valid complaint when moving out. If I was ever charged something it was fair and square.

Oh they offer two different security deposit options. One where you pay a standard deposit that you get back when you move out or a surety deposit #I think that's what it's called) where you pay like 80-90 bucks non refundable.

Okay that's really it this time. Overall the place has been a good place to stay, maintenance issues were fixed promptly, the leasing office staff were nice and helpful, but I'm moving for cheaper and bigger pastures. Hope this helps.
