Apartment Review from an Independent Evaluator

If the apartments and the grounds were spruced up a bit, I feel this would have been a very nice community.

Apartment Review from an Independent Evaluator

I did not get to see any of the amenities or an apartment. I did not get any pricing information either, so I can not tell whether the community would be a good value. The agent did not really seem interested in my visit.

Very nice landscaping with trees and a woodsy atmosphere. Very nice pool and hot tub area.

I liked this community. It was very nice as far as landscaping and the amenities go. The office staff were so friendly and kind. The apartments were lovely and spacious. I would recommend this community to anyone at anytime.

My experience during my visit was not particularly great as the leasing agent did not seem very enthusiastic about helping me. The community itself was very nice.

Beautiful place; management - not so good

The place looks amazing, like a resort. Flowers and pine trees everywhere - don't even need to go outside the apartment complex to take a nice walk before going to bed. The apartment design is superior; the kitchen looks very stylish and cosy.

Your personal problems are not well taken care of at all though. No one even bothered to tell me and my husband the gate code when we moved in, so when we were returning from jogging outside the complex the first time, we had to wait out some neighbors to tell us how to get in. No one told us the door code to access the gym from the outside either (which you have to do when the business center is closed in the evenings). The business center is closed on Sunday, so Saturday really is the only day a week we can stop by with the questions we might have (on the weekdays, we leave early for work, and come late). And then, when we finally do stop by on Saturday, of course there's nobody there; everyone is "showing apartments". Clearly, most people residing here have the same problem; they work on the weekdays, and thus can only stop by on Saturday. But there's only one person out there on Saturday. If this is the "prime time", you guys really really need to have more people working in the business center on Saturday than any other day of the week.

Our apartment is right next to the pool. The pool parties are loud, frequent and late. I work 10 hours a day proofreading technical translations with thousands of numbers, and I really need a good sleep, which is rarely possible here. In the 2 weeks of me living here, I was obliged to call the guards 3 times (and try my best to ignore a couple more parties, "moderately loud"). Sure, those guards did stop the party - but my point is that it's not even supposed to get to that point; I believe I don't have to wake up from my sleep on a weekday, when I have to get up at 6am next day, to call the guards and ask them to stop some college aged kids, who clearly don't have any school or jobs, from screaming at 12 am and waking up potentially a few dozen people, including little babies (I saw a lot of families with little kids on the territory of the complex). It is not the guard's job to stop those parties when someone calls in - it is their job to ensure those parties are not even taking place to begin with once the clock hits 10 p.m. But guess what? The first time we witnessed a party and my husband went downstairs to talk to those high school kids in the pool - they told him they actually asked the guard if the could hang out there, and he let them!

When we moved in, there was a stain on the carpet, and once we notified the business center about it, no one even tried to initiate to schedule the carpet cleaning. Same goes for a very loud squeaky noise that the faucet in the kitchen makes.

The bathroom cabinets were VERY dirty when we moved in; there was TONS of hair and mascara marks. Unacceptable. Absolutely unfathomable. It was very disgusting. Can provide pictures if anyone's interested. I had to clean all that on top of a hard day of moving, having to carry a lot of heavy stuff upstairs and then unpack it. Ok, let me ask something: so when a tenant moves out of an apartment, and if he/she leaves something dirty behind, you guys, as far as I know, are going to subtract some sort of a cleaning fee from the deposit that this tenant initially left. How about if I move in and something is dirty and I had to clean it - is someone paying ME a cleaning fee??

There are so many screws up inside the apartment. Bedroom and closet doors are always bumping into each other when open; you can either have one of those doors open wide at a time, or both of them open half way.

The bathroom light switch is: 1. in the middle of the bathroom (so you have to look for it in the darkness; not easily accessible next to the entrance like in 99.999% of the bathrooms around the civilized world); 2. under a towel hanger (and thus under the towel); 3. and at the same time, behind the door (in case it's open). I don't think I could've ever thought of a more vicious set up even if I tried really hard.

The kitchen cabinets smell really bad inside; it's just a smell of something very old. I have to leave them open at night for ventilation; gets a bit better next day.

Parking under the roof is just never available. The previous place where I lived, ALL the parking had roofing. Not a secret for anyone it gets really hot out here. Why does this become some sort of a privilege?? I see a lot of big families residing here, some of them owning 2-3 cars. My family owns one car, and there's never a spot under the roof for us, while some tenants park 2-3 cars from one apartment. I think every apartment should be entitled at least for one spot under the roof, and the rest should be on first come first serve basis. How come we all pay the same rent, yet everyone is not getting the same benefits?? But even any parking at all, even without the roof, is still very scarce after about 7-8 pm. My husband often has to park pretty far away from our apartment; often hard to find at least one spot. NOT TO MENTION, I also see a bunch of high school kids tailgating here for those infamous pool parties to join their friends who live here, and they take the residents' parking.

The place is very good looking, and has a perfect location, but that's really about it. In the end, it's really not all that bad to live here, but I am very disappointed about all of the above.

*** I understand that if I had an apartment that's away from the pool, and working hours that would allow me to come home earlier and find an available parking spot under the roof, my overall experience could've been somewhat better. But I still think that it is the managing company's responsibility to try its best to provide equal opportunities for comfortable living to all of its tenants, and not make it dependent on some circumstances. I am writing this note to explain why I would still recommend this place to others. I would recommend it only under the condition that the person would get an apartment away from the pool, and only if he/she has such schedule that would allow to access the business center at any time it is necessary, and get some better parking.

The leasing agent was not friendly. It is hard for me to think that I would want one of my friends living here.

Horrible management.

I would not recommend anyone to live at The Lodge. The managmenet team is horrible. The move out was not organized - - I wanted to do a walk through with Courtney, she was busy and then was out and I was charged for another day rent.
Also, they said the carpet was repalced - - I sincerely doubt that it was replaced.

The property was a very attractive community. The numerous trees throughout gave the appearance of being in a forest instead of the city, which was very appealing. The curb appeal was amazing due to the cleanliness of the grounds. The lush landscaping went great with the trees and was very well maintained. All of the amenities were very well taken care of.

I did not get to see all the community has to offer as far as the community amenities since I was not shown the clubhouse offerings. As far as price, with rent over $1200, I would expect granite or at least updated counter tops. Also the fixtures such as the ceiling fans and cabinets looked dated for a newer high end property. Overall, the property was well maintained and clean.

It was a nice, gated community that has great space and was well maintained.

This is a great community. The facilities are in good shape and there is a good maintenance culture there.

The Leasing Professional had a great attitude and she seemed interested in assisting me with an apartment. She could have presented me with more information on the community benefits.

Feedback from an independent evaluator

The agent was enthusiastic and made me feel like a valued customer. She mentioned everything that the community had to offer. She was eager to help me in any way possible. She was so eager to help me that she offered a discount on my application fee.

Feedback from an independent evaluator

The leasing agent was very personable, professional and likeable. Her sales presentation was genuine and natural.
