The community has gradually gotten louder over the past year, and the quality of residents seems to have declined.
Because your apartments is over the pool, I can understand that you would experience a higher noise level in the summer months than any other time of year. We ask that you contact the office should you have any noise complaints so that we may address them specifically.

Recently residents have moved in that don't appear to have the same level of respect for the community. I have noticed trash sitting around on balconies and in common areas. "Quite hours" are not observed by all residents.

Based on what I experienced, I would certainly not have a problem choosing the community as being the place that I would want to live.

I loved living here!! It's off the beaten path in Atlanta but still close enough to inject yourself into the action. If I were going to live in Atlanta long term the Collier/Defoors area is a place I would call home.

We've had a great experience living here over the last almost 2 years. The community is well thought out with lots of trees. The apartment is a great value for the size and location. The quiet and peaceful community doesn't feel like we're close to the city, but I can be in Midtown in 5 minutes. The office staff have been welcoming and inviting since we moved in. I feel like they know me personally and want to provide the absolute best experience, especially Koko.

We are working hard to address the issues that were mentioned in your survey. We have implemented a parking program which we will warp up in few days. The results will show very quickly. We have made changes in our Service Team which is why the response from Maintenance has improved over the past few months. The property was o.k. I think the upgrades were very generic. You could pay a few extra hundred dollars and have something nicer in the area.
Marquis Midtown West Apartments homes' modern finish outs include new carpet and plank flooring, GE Stainless Appliances, modern lighting, and brushed nickel hardware which is far from generic. You could save a few extra hundred dollars every month, enjoy the same neighborhood, and watch your bank account grow.

Disappointing

I agree with a lot of the other reviews. The Atlanta rental market is unduly expensive, so the price here is no shocker. The lack of responsive from maintenance, at this price point is. Last summer, while I waited 2 weeks to get my kitchen sink repaired the maintenance guy brought a van full of neighborhood children to swim in our pool. Currently while awaiting another major repair I overhear management publicly badmouthing a current tenant. I would ask that instead of loafing, repairs be made in a timely manner, and tenants privacy be respected.
We apologize for the untimley response of your past service requests from last summer. We have a new Service Team in place and have been able to respond quickly to handled in an timely manner. Our Professional Management team takes pride in maintaning an atmosphere that promotes respect and guards resident's privacy in every instant.
I had a recent work schedule change , so I'm rarely around during the day and haven't seen any new service people, so I can't answer to that. But keeping tenants privacy is a real joke. On more than one occasion I've also overheard the current manager discussing (in a gossiping manner) current and former tenants. Late rent, evictions, poor housekeeping. *SMH* I'm glad to see I'm not the only tenant who finds fault in this behavior. When you respond, to postings, at least admit fault and correct yourself. This was a blatant lie.

PROS:
The community is quiet. Everyone seems pleasant in passing.
Location is convenient to 75, Midtown, Buckhead, and Vinings while being tucked away enough to be quiet.

CONS:
Promises made by management/maintenance are rarely kept.
Records of conversions with residents are not properly documented.
Frequent maintenance issues.
Very slow resolution of maintenance/community issues.
Lack of efficient system to deliver packages, and often no notification when a package arrives.

NOTHING Luxury about these apartments

Pay a lot get very little. CWS has done nothing to upgrade this property. It's going downhill daily. I expect that soon it will be billed solely as off-campus student housing. Service requests take a month to resolve. Any time it rains our furniture and carpet are soaked from the rain. The windows are just decoration. Maintenance said they "sealed" them, though they admit, the entire complex needs new windows however; corporate won't incur the expense. Paying top dollar rent for mediocre living, loud late-night parking lot conventions, noisy dogs, dog feces everywhere, and a overly dramatic ghetto manager that overpromises and under delivers. Excluding the price, the community is "OK" if you aren't looking for any bells and whistles and just want some place to come home to.Thankfully the area is blossoming with many, many more apartment offering. If you want quality for your money; look at the newer complexes popping up around us. I'm moving on-price included this is a poor offering and in no way worth their asking prices.

For reasons stated earlier. I also think the quality of the residents has declined since the CWS acquisition. Most of my neighbors aren't very friendly even when it's just a "Hello" or "Good Morning" in the parking lot. I think it's become more student oriented lately and perhaps thats just no longer my "crowd"
