Worst in Juanita

My wife and I were lured to Village at Juanita Beach due to the surrounding area. We really enjoyed being close to the park, water, restaurants and bars. However, on day one the issues started piling up and continued throughout our time there.
There was a constant horrible smell that we couldn't pinpoint where it was coming from. The smell was similar to a honey bucket in the summer. We let management know and they said that it was just the fumes from painting. Rather than coming to see for themselves they gave us a can of odor eliminator spray. This spray didn't help, it just temporarily masked the stench. We kept complaining to the office for the first month without any resolution. It wasn't until we threatened to break our lease that they finally brought out a plumber. The main sewage pipe was broken and had been leaking into the crawl space directly under our crawl space.
All of the windows seals leaked, causing moisture and mold. We asked for them to have someone come caulk to reseal them and they refused. As an alternative they asked us to keep our windows slightly opened to fight the condensation. Being on the first floor of the complex, this isn't an option if we are not home.
All of the appliances were old and in terrible condition. The refrigerator was loud and leaked constantly. The upper oven element didn't work. The dishwasher was not set in place and would bounce and leak when turned on until I went out and bought the brackets to set it (they didn't respond to maintenance call). Wall heaters were so covered in dust and filth that they didn't work. Water heater went out 3 times in 2 years and flooded the closet. Each time, took a minimum of 3 days to fix.
The grounds were in really bad condition. Moss on the roof, paint coming off exterior, parking lot floods (numerous times) and community recreation area (entertainment area, gym, sauna & hot tub)was filthy.
Our parking spot was in the back of the building because we had sliding door access (after walking though mud to get there). However, no matter how many times we asked, we never got a key. Eventually they changed our parking spot to one that was not assigned at the front of the building. Only to assign the spot to a new tenant 6 months later.
After 2.5 years we finally decided we had enough and got a house. Upon moving out, we called to schedule a move out inspection. Didn't get a response other than a voice mail stating to return the keys in the after hours box. About 3 weeks later we got a bill in the mail for damages and cleaning charges. The bill that we received was a copy of our move in/move out form in the lease. Stating that the damages/cleaning will be charged at $x.xx amount for each line item. However, the charges that were in the contract we signed had now been changed to reflect higher amounts. I immediately called the office and left a voice mail to get some explanation, no call back. Two more times (3 total) I called to go over the bill. It wasn't until 3 days before they were going to send to collections that they sent an email (no call) with their explanation. I went into the office to make my case and the manager refuted any of my issues with the bill and didn't budge on costs. Even for normal wear and tear or costs added that were not applicable. We have rented for many years and have always received our deposit back so this was a complete shock.
This is a great area but please don't live here. There are many other complexes in the area that are much better.
