On It's Way Back....

Waterford on the Meadow was originally built in the early 1980's as a condominium community. Half way through construction, the owner decided the property would be leased instead. There are large green spaces that are landscaped, three pools, and plenty of free covered parking. The property is well laid out and is close to both elementary and secondary schools that make it ideal for families. It is reasonably close to George Bush Turnpike and Central Expressway. It is close to Downtown Plano that has restaurants, boutiques, a theatre center. The property is convenient to other city necessities including Plano’s Municipal Services, two post offices, and a library.

On the 4 + years I have lived here, the basics are looked after, and repairs have almost always been timely. Ants and roaches are non existent. This is an attractive property; however, the property suffered from neglect for a long time and it is evident on the outside. The landscaping is bare in some places and could use better care. Monkey grass has been substituted for replacing the sod, and erosion is evident each time it rains and the parking spaces are washed over with silt. I have a ground covered area by my front door that has been barren since I moved in. The maintenance team has reported that there is a faulty sprinkler, but in the 4.5 years I have lived here, it has never been fixed.

The property was sold and under went a management change about 18 months ago. The property management staff is more friendly, positive and professional, and the maintenance is stellar. Repairs are immediate and very thorough. Along with the sale came upgrades to the apartments and increases of rent. I can avail myself of the upgrades, but it would mean paying “market rates” for the apartment.

I recently started shopping my area and found a property about a mile away that is 20 years younger with state of the industry amenities and upgrades for the same price that my management tells me is the market rate for my apartment. I’m not sure how the market survey was conducted, but I think it deserves to be revisited. Once the pricing issue is addressed, and the management team has a chance to catch up with their to-do list, I think this will be a property that I would be happy to recommend!
