Apartment Review from an Independent Evaluator

I love that everyone was approachable. There were closed doors, the person in the office to the right of the door, rose in his doorway with a smile while the receptionist helped me. The housekeeping staff was present and cleaning.
The pool chairs were organized and the pool was clean and clear. The communal kitchen counters were clean and coffee and condiments were well organized and presentable.

The leasing agent was great and seemed like someone I could get along with. I loved the community.

Terrible manager/ hidden fees

I lives in this apartment for four months after taking over someones lease. Before I moved in The apt was "cleaned" professionally. When I arrived there was dust/dirt everywhere and a strange odor which I was unable to identify...which never went away!

As far as furnishings it met my needs... It comes furnished with beds/bedroom storage/bathroom storage/couch/chairs/tv/coffee table/desk. It does NOT have a microwave so theres really no point in saving leftovers. That was kind of a downer. Other than that it was furnished to meet my needs. I did enjoy the location. The "gated" parking garage is a joke and the gates are broken or open almost all of the time.

As far as the management goes: the current manager Marty is an absolutely unprofessional and a terrible manager. Basically if anything is wrong in your apartment its always your fault and of course the fee is on you as well.

Now for the fees: when I moved out my apartment was lived in but clean and in great condition. I had only lived there four months. These were the fees I encountered toilet cleaning 25$, tub cleaning 15$, extensive oven cleaning 25$, drip plan replacement 20$, bedroom carpet cleaning 35$, bedroom paint touchups 25$, and finally bathroom sink cleaning 15$. A grand total of 160$ for basic apartment maintenence between tenants.

My boyfriend and I agreed that the only two things on that list that were legitimate was the bathroom tub, and oven cleaning. We use the oven only once the entire four months living there. I had rugs laid down in my bedroom everywhere so theres really no way the carpet needed cleaning.

Basically this is a nice place to live if youre looking for convenience but the apt manager Marty is terrible.

I had a wonderful experience at the community. Overall, I would love to live there.

Don't waste your time!

Not the best place to live. Have been here since it has opened and can't wait to move out! Management is not good and staff members are unprofessional. Don't waste your time and go somewhere else!

The community was contemporary. Everything seemed well maintained.

Run while you still can

Horrible experience in every way. Parking is a joke and the parking garage is poorly designed. The architect must have been on drugs because I never fail to have a near head on collision experience every time I try to park. Maintenance and management services are just absolutely ridiculous and inconsistent. I lived at the forum before this and THEY had their stuff together. Everything made much more sense there. I don't think any one here knows what they are doing. Not worth the money AT ALL. Completely over priced and yet I was receiving better services and activities when I was paying $200 less at the forum.

It was a green apartment living community primarily designed for the adult University student. The community is an ultra modern mid-rise facility with many fantastic amenities. They offer floor plans that are completely furnished and have designer finishes and modern conveniences. The location is in the heart of all this town has to offer, fine restaurants, bars, shops, hiking and biking trails and much more plus just a few steps from the UNT campus. My experience as a customer based on this interaction was complete. The community is an iconic culture with an urban twist created to revitalize student living.

Go somewhere else!

Terrible place to live! Not worth your money and management still after six months struggles with consistency. They overlook small details and are good with excuses!

Denton resident since 2007

Constant fire alarms at all hours of the day. The only way Sterling cares to contact is by emails all with the same subject. (TONS of emails) Poorly designed. I wouldn't recommend living here if you have friends. The apartment discouraged having guests from management, to the parking rules. So many small apartments in the area with with better landlords that help you more when you need them, and interfere much less when you don't. Living here is so strict it's almost like a dorm. Office doesn't open until 10 (laughable).

I would recommend this property to anyone. The amenities were above and beyond. The community was convenient to North Texas, easily accessible to transportation and the security was the best. There were restaurants within walking distance. The apartments had lots of room and were modern. One of the best features of the property, there were so many, was help with roommate selection and bike rental. Sterling Fry Street Apartments was an ideal place for the student to live; a home away from home.

The leasing professional provided me with a thorough tour of the apartment on-site; however, she did not give me a lot of details over the phone to draw interest and motivate me to visit. She provided highlights of the amenities, but failed to elaborate other features of the community that might set them apart from other competitors. No details were provided about the efficiency of the apartment or maintenance team. Overall, I was pleased with the presentation but left wanting more detail than I received. She did attempt to close the sale by encouraging my son to fill out an application online and to come back in for a second tour as soon as possible to take advantage of the special they were offering.

The leasing professional was amazing and gave me an informative virtual tour.

This property seems to be the latest and greatest in college living. It is right near the UNT campus. When the construction gets done it seems like it will be an exciting and fun place to live and study.
