Lovely environment, not so lovely staff

These apartments were built for the Texas Cowboys and the original owner did a lot to create a wonderful living space. I looked here when Jerry Jones owned the property.

It has been through numerous owners and the exterior continues to decline in appearance. The interior has not been upgraded in comparison to other newly developed apartment complexes.

IMT has recently purchased the property. The rent has increased while the trash pick up, customer service and CSR times available to talk with managers have been cut back to 5 p.m.. Riata used to have village offices open until 7 p.m. twice a week and those offices used to be open every Saturday. They are not open every Saturday. Customer service etiquette has dropped.

I recently tried to renew my lease on a short term, but was told by the village manager that I did not give them enough notice to renew, so I had no option but to pay the monthly rate. I tried to sign up for another short term lease the following month and was told the same thing. Pay the month to month rental fee.

I questioned the management on this practice as none of my renewal paperwork stated that I had to sign a new lease by x date, i.e., 3 days prior to the rent being due for example. Management would not give me any time frame in which to complete the paperwork to avoid the excessively high monthly rate.

Texas property code states that all owners must do due diligence for the tenant when a tenant must break a lease. Riata under previous and current IMT management will not perform this due diligence. They let the apartment stay vacant until your lease term is up.

Overall, Riata is a nice place to live, if you can afford it. Their practices are a bit deceitful and this is very costly to a resident who doesn't have a lot of cash flow to compensate IMT for their deceitfulness.

Nice place to live in North Austin

I feel this is the best place(apartment) to live in North Austin . Riata is built in a resort style of living. It has great amenities and a nice trails

Athletic Club: Great Value . They have salsa lessons , Yoga and other fitness related classes . Isn't it amazing :) .

Pool : The main pool has volleyball and each apartment complex has nice pools.

Apartment Staff and Service : They are friendly and quick to respond to the complaints .

Social life : They do have free beer/wine tasting , Poker nights ,Movie nights and a party bus .

Sports : It has rocket ball , Tennis courts .

Con : lil expensive but you get what you pay for :) .
