Apartment Review from an Independent Evaluator

This community offered several floor plans near a Metrorail station. The community offered centrally located upscale amenities and gated parking. I toured a one bedroom apartment with laundry equipment, a modern kitchen, concrete floors, and a walk-in closet. The lease rate was reasonable for the services and square footage.

The agent was really nice, personable, and professional. She knew everything there was to know about the community and area. I would have leased from her.

I was made to feel welcome and my apartment needs were met during this visit.

This was a very nice community and was very well maintained with a nice set of businesses that were part of the community as well.

Love my place, HATE the construction.

It's like a retirement community for 30-something software developers, salespeople and hipsters. Most of the people I hang out with regularly live within the complex and I appreciate that sense of "neighborhoodlyness" without feeling like I moved into a suburb. Although my disappointment with the construction noise/hours/length/parking situation/dirt and debris is immense, I appreciate nearly everything else about Midtown Commons and have already referred several friends.

Love it here! Great, friendly staff and always helpful.

It's the best! First, the location is amazing because you are just a smidgen north and have easy access to Mopac and 35 via 183. Also, the metro rail is fantastic for commuting downtown, or just using it to go down to 2nd street for shopping on the weekends.

The apartments themselves are nice, a bit modern and well laid out. I live in about 750 square feet but everyone tells me it "feels larger" than that. Though maybe that's my excellent decorating ;)

The staff here is amazing. I don't even want to call them "staff" because I like to think of them as my Midtown Family. Ooh, I hope that's not weird. I love that many of them live here on site, so I'll see them out walking their dogs and say hello. There's just something very comforting about that, like I KNOW they really care about this place because it's their home too.

Now for a bit of the constructive criticism: This is mostly about the design/layout of the buildings. I'm on the second floor but the garage connects to my stairwell in between floors. So every time I come home with groceries or luggage or something, I have to either go up or down half a flight to get to my floor. It's a minor annoyance, but still.. It just makes it difficult to use my little shopper cart to bring in lots of things from my car, so I ended up giving my cart to my mom. No biggie, I just make a few more trips.

The other annoyance is with whoever painted the parking lines in the garage. Parking space size can vary a LOT from one space to the next and a handful of spaces are sized comically small. This just means that we aren't always able to utilize every space in a row because a few cars will have to be on or over the white line. It's not the cars' fault...the spaces are strange and the new "reserved" spots take away a few of our options. I've been here about 7 months and have only had to park outside or in the "public" garage a handful of times when I came home super late at night. Again, it's a minor annoyance, but I would prefer to park in the resident garage so I can avoid walking outside that late at night. The complex feels very safe, but with N. Lamar at 2am...you never really know, ay?

All the above makes the monthly rent fair I think. I hope it doesn't go up next year because I'd like to stay put for a long time.

Feel free to post my review online if you like, but please truncate my name to only use my last initial. Thanks!

Nice but expensive.

I'd tell them the truth. Great staff, great service, very poor neighbors, way too much noise at night (11pm to 6am time frame). If this is a working as intended design for Midtown Commons (i.e., just an upscale Dorm/Student party complex) then the staff should NEVER say anything like we have "quiet hours". Because during the "quiet hours" is when this complex is the loudest and courtesy patrol (as of late) is a joke. You call, leave a message, and lie awake in your bed because they don't come around to take care of the noise. I've regretted renewing my lease because this issue has gotten so much worse that I don't sleep well here. I have serious doubts that I'll be renewing for another year. I'm already looking for other places to live. Also, everyone outside of Midtown Commons thinks this place is a Park and Ride for the MetroRail. I don't own a car but I would NOT purchase one while living here as I'd NEVER have a place to park it without paying more money for a reserve spot. The fact that I live here should be enough to have a reserve spot issued to me. In fact, there have been times when I pull in with a Car2Go and CANNOT find a parking spot. Which is flat ridiculous. Something needs to be done to enforce parking and noise issues.

This was a very nice community that I would really enjoy living in. I would definitely recommend it based on the quality of customer service and all the above average amenities.

Green buildings, recycling, clean, well maintained, outstanding staff

I would tell them that it's close to work and everything I need without being overly pricey.

Nice, clean, dog friendly place to live with nice staff.

It's a great place to live with lots of dogs and friendly neighbors. The common areas are great and the noise never seems to be a problem. They do lots of community events which is cool and the blackstar is in walking distance.
The only down side is the security that is more of a burden than a help (I have thoughts on that if you ever want to hear. :)

i love my apartment overall pretty nice apartments

nice, very quick when maintenance comes, grounds could be maintained a little better, fun courtyards, lots of events... overall good community, a little pricey for the location and square footage, parking a little iffy sometimes, but i love living here

Terrible people to deal with.

The people who run the office do not care about the tenants at all. We are just numbers to them, not people.

Every issue I have had to deal with them, they have been rude, sarcastic, and disrespectful.

If I didn't hate the prospect of having to search for a new apartment in this market I would not have renewed my lease. Too bad they didn't warn me that my rent would go up until after I had agreed to stay.

Just terrible.

Great amenities, but far too noisy.

I love living next to the train line, but the walls in this place are so thin it's insane. You can hear every footstep. I can hear phones vibrating in the bedroom above me. It's drives me crazy.

The agent was engaging and passionate about the property. He told me he was the only associate who did not live onsite.

Feedback from an independent evaluator

The leasing professional knew the apartment and amenities and also the community very well.
