The staff is efficient, friendly and responsive to all requests. Some of them live on-site, to include an Allen cop, who is the community's courtesy officer.

For the most part, the common areas are kept well maintained, clean and attractive. Every now and then you get the person that just doesn't care; and leaves their trash laying around. But for the most part, the residents are terrific, considerate and caring folks.

For an additional monthly fee, you can have a garage and/or covered parking space. But if you choose to save money and park in open spaces, I have never seen any issues with finding plenty of available spots.

If there is anything(s# that some other communities might offer, that this one does not #for the same money, or less), it would be regularly scheduled social functions for the residents. Delayne does have a once-per-month breakfast at the clubhouse. They do also have an occasional wine tasting social or holiday gift wrapping event. But I have seen other communities that offer weekly socials, football parties and other more frequent events to help neighbors get to meet each other. I have also seen competitor communities that offer weekly yoga and other exercise classes, free to their residents. Delayne recently discontinued the opportunity for its residents to meet with a certified personal trainer for a half hour each week, due to budget cuts. This was a bit discouraging.

As I said in the beginning of my review, when weighing all factors in, I believe that Delayne tips the scales over the competition.
