Absolutely ridiculous

pros- safe neighborhood, family friendly environment
cons- Primarily the management and the front office. We've lived there 9 months and towards the end of our lease, things changed drastically. They changed rules where my roommates and I had to pay the whole rent at the same time. We all had different schedules, thus it was extremely difficult to find a time that worked for all of us. Not only that, but they barely notified us on our lease ending, consequently we ended up paying $200 more than our original rent. After we moved, we were charged extra on top of our $400 deposit. When we tried to contact the office, 3-4 times/5 no one picked up the phone. When we inquired of this extra charge, the manager was extremely rude and finally after sending us the charges, we were charged a ridiculous amount for not turning in our fitness cards (mind you, we were not informed to turn these in and had no reason to use them again). Overall, I am glad to be rid of this place and it's terrible employees. Ugh.

Unhappy

I deeply regret having moved to Almaville Farms at Seven Oaks. The contract I signed in May 2014 said I’d get a water bill every month and pay for my own water. 45 days later I received notice from the management office that this was no longer in effect and instead tenants would pay a flat rate of $58 a month for water, beginning July 2014. When I told them this was not what I signed for, they said there was a clause allowing for changes in the policy. I was outraged as this increased my water bill by more than $30. Home owners in Mt. Juliet, Brentwood and LaVergne with more than 2 people living in the house tell me their water bill is between $50-60. Though I have a 2bd/2bth apartment, I’m the only occupant and only use one bathroom. The common area inside the buildings is seldom cleaned and on many occasions the garbage is not picked-up. What a disappointment!! Unfortunately, I can ‘t incurred in all the work and expense of moving out again after only 1 year. I like the neighborhood.

Don't move here...

I have lived at Almaville Farms for three weeks. The day I moved in, and for five days following, there was no air conditioning. I made numerous attempts to contact the leasing office, and the maintenance supervisor. I left voice mails that no one answered, I submitted a service ticket online that no one responded to. I was charged an application fee for my daughter by one leasing agent after being told by another leasing agent that it wouldn't be necessary. The management/leasing office will be very friendly until you sign the lease, then you are just a unit number.
I agree that this property is horrible. I can't wait to Vacate my Lease.
We make every effort to respond within 24 hours to a service request. There is a checks and balances procedure for handling request that are actually received that has worked thus far in making sure all service requests are responded to and followed up with in a timely manner. Almaville Farms employs state-of-the-art property management software with a proven track record. Because Almaville Farms is brand new and under warranty for all HVAC units and appliances, there may be instances where securing the vendor to conduct the warranty work is delayed. Every effort is made to engage vendors in a timely repair of warranty items. We encourage residents to contact the leasing office immediately if a service request has not been responded to within a 24-hour window by our maintenance staff.
