Apartment Review from an Independent Evaluator

The presentation was boring and not exciting. The property was clean and presentable. I could not see myself living at this property.

The community was older and lacking in amenities that most communities have. The agent mentioned an upcoming fitness center.

The agent did a good job of showing the apartment, but I was not shown any community amenities. I was bothered greatly about why a community would go through the trouble of renovating the apartments and then not take the time to change out the light fixtures, which were an eye sore that stood out in the apartment I viewed.

This community is very nice. The pool and tennis court is very nice. It it well priced for all you get. The place is nice in all areas.

I was not told anything about this community and what it had to offer. I do not even know what their apartment look like.

Nice people, not so nice quality.

Everything in our apartment is pretty dated therefore appliances, doors, etc. tend to tear up fall apart easily. On the bright side, the maintenance crew is very nice and professional and are, for the most part very good at fixing things in a timely manner. They have been working on the pipes a lot so there are some days when we don't have water and the power goes off at least once every few months. Other than that, parking is good, people are very nice, and the price is good for what you get.

You Get What You Pay For

Overall our experience has been a positive one. The construction that was started when we first moved in a year ago is still going on including the large pile of dirt that blocks the walkway from the lower buildings to the main office and pool. This has also lead to the water being shut off frequently without warning at least once a month. The landscape is not as well maintained as other apartment complexes that we have lived at so we have experienced more issues with bugs on the ground floor. People are generally quiet though our currently neighbor is an exception. Unless someone is yelling or has the TV extremely loud you don't hear much day to day activity from the apartments around you. We do hear the gentleman that lives above us walking around because our units have hardwood floors but it's easy to ignore. There is a good mix of age groups, we both came from student living so the quiet was very important too us. Staff in the front office are friendly but have done a subpar job addressing minor and major issues in our apartment since we moved in. We find that we have to remind her several times before something is handled. That being said if you go directly to the maintenance guy on site you will receive help and he is extremely friendly, helpful, and prompt. If you enjoy being left alone until your next resign this could be a blessing in disguise. I think the price for our unit is a steal, the utility bill is very reasonable if you use your air conditioning and water responsible and parking is abundant. Another positive for us was the flexibility in the length of leases. The price difference between 7 months to 12 months was not extreme unlike some of the other places we have looked at. We have resigned once for an extended 7 month and the price increase was only 30 which seems pretty standard for most 12 month leases around Knoxville.

The property needs some repair but is not that bad. There are some renovations going on. I encountered two agents on this property. One seemed like she did not want to be there, and the other one acted like I was interrupting her talking to the repairman. If I was really looking for an apartment, I would have walked out.

This seemed like a nice property, and the rates were reasonable.

The outside of the apartments needed attention. The siding on the front of the apartments was clean, but on the back it was very dirty and it looked quite bad. The wooden steps and handrails up to the apartments were old and in need of repair and painting. They really needed to be replaced. The grounds were okay and acceptable. The pool was pretty and there were shrubs located around the grounds.

maint issue

I have been waiting since March 3 for maint to come back out and finish repairs. I have a hole in my bathroom wall where they replaced toilet tank bolts, the piece in the wall is not secured and the hole is very visible. They did repairs in the kitchen, I had a pin hole leak over the stove, and across the whole wall over the kitchen stove they never replaced the sheetrock and there's card board covering each section. I have left numerous messages to the office and even gone down to the office. I don't understand what's going on and why these repairs are not being done.

This is an extraordinary apartment community. The amenities are great. This would be a very nice place to call home.

This property is very nice. The pool is very nice, and the tennis court is very nice as well.

Overall nice place to live but needs work

I would tell them that it's a good value but that it's an old community and the units are outdated. The appliances need updating/replacing, and it seems as if the outside areas of the complex are forgotten. The wood is rotting, the paint is peeling, the buildings need powerwashing, and the balconies are falling apart.
