1) If you have a pet, the office makes you have their DNA tested (at your expense) so that they can fine you $100 per pile of feces found that matches your pets DNA. 2) $400 deposit per pet + $20 per month per pet added to your monthly rent, you will not get any of this back at the end of your lease. 3) Parking is horrendous you will end up with door dings on your car. 4) Noise is a major issue, you can hear EVERYTHING your neighbors do; above you, below you, next to you, etc. 5) The heating, ventilation and air conditioning system was designed and installed very poorly. The supply vent, return vent, and thermostat are all located within a 3 foot radius of each other. This means the only comfortable location in the apartment is the 3 foot radius around the thermostat. No air flow to master bedroom, no air flow to master bathroom, yet freezing in hall bath and second bedroom. This is not only in the apartment we lived in, this is in every 2 bedroom apartment...we know, we have friends throughout the complex with the same complaint. 6) The paint is not washable and it's textured. So any time you try to wipe off a smudge, the paint goes with it leaving behind white wall spots. 7) Our dog destroyed carpet in the living room and dining room. We were happy to pay for carpet replacement in those two rooms. Yet we were charged to replace carpet in the entire apartment because the new carpet they've chosen to install, after each first tenant moves out, doesn't match the existing carpet. Even though the carpet in the two bedrooms was flawless, we had to pay an additional $300 to have it replaced. 8) This complex is a black widow spider breeding ground, they're everywhere. If you have children or pets be extremely careful. 9) The apartments look attractive to prospective resident’s because the pool looks nice and the pictures online are well taken. The pictures online look nothing like the real thing and the pool has rules designed for small children, not adults. 10) Valet waste is a forced add-on to your monthly rent, an additional $20/month. They give you a small 8 to 10 gallon trash can that must be placed outside your door, but only Sunday night through Thursday night. They do not pick up on weekends, which tend to be the only days of the week that the typical human produces a significant amount of waste. They complain when you have more than two bags of trash out, take pictures of your trash, post them to your door and threaten to fine you. 11) Be prepared for your rent to be $100 to $200 more per month than advertised because of charges in the fine print and don’t count on getting any of your deposit back.
1 & 2, all pet related items are disclosed in writing and can be found in several areas such as the price sheet given to all prospects during their first visit, within the welcome letter upon Lessing with our community that all parties sign and agree to and once again within their personal lease which all parties sign and agree to as well.
3) On average we operate at almost max capacity. With that said, yes, parking can become hard depending on your arrival time. Residents are welcome to lease garages and/or carports on a month to month basis which allows for guaranteed/reserved parking. We encourage any guests visiting the community to park in the overflow area or in the office parking lot after business hours so that our residents can park as close to their homes as possible.  No one has ever complained about any damages done to their vehicle during my time at the community.
4) We are an apartment community with 3 levels per building. In this Type of setting it is quite normal to hear some noise given some many areas are connected (walls, floors, etc). Management does not allow controllable noise such as loud music, parties, etc. 
5) The HVAC system is NOT set up in this style in every home as suggested in this persons review. We welcome prospects to view any available homes we have to see for yourself.
6) The paint is a "flat" finish. Anyone that has painted before understands that a flat finish is not something you can "wipe" down. Satin, eggshell and semi gloss are finishes that can be wiped down. The walls are barely textured with a style called "orange peel". I am not sure what the consumer's point was in regards to the texture or I would address it.
7) We are NOT replacing carpets after every tenant moves out, that doesn't make sense at all financially. We are however, replacing carpets that are considered to be damaged in ways that cannot be repaired. In this case their dog chewed holes throughout the carpet in the living room and dining room. Both rooms connect to the bedrooms. The carpet dye lot would not match the 2 bedrooms with new carpet laid in just the living room and dining room. We had to move forward with the replacement of the bedroom carpets because of the inability to match the bedrooms. None of which would have been the case had we not had to rplc the damage caused be this resident's pets. The next person moving in would not have accepted mis matched carpet in their home.
8) Black widows.....I live her personally and have for over a year and have yet to see any. But we do offer weekly pest control to our residents. It is important to understand that our community sits by empty fields that are on three sides of our community (North, East and West). 
9) Anyone touring the community will see that the property is indeed a nice one and that our pictures on line are just fine, no major difference. The pool rules are set in place for ALL to enjoy. There are no rules set in place that aren't commonly found at most communities. And again, these rules can be found in the lease BEFORE one chooses to move in.
10) The valet trash service is actually $25 per month and operates Sunday through Thursday. If residents are setting their trash out on a regular basis there should be no issue with having so much trash by Sunday that one would receive a notice for. Notices are put on residents doors when they do not leave trash bags in the trash can. This issue can lead to leaky trash. If someone has more trash then the trash can will hold then they need to place the bagged trash on top of the  trash can. Again, to avoid leaky bags. Residents place their trash cans out Sunday through Thursday between 6-8 P.M. All of these rules are easy to follow through with. And once again all rules are explained in writing in the lease agreement.
11) To tell someone to be prepared to pay $100-$200 more a month is preposterous. The leases are given to everyone to read on their own before signing. You can even request to review it before coming to pick up keys if you would like. We have nothing to hide. We have refunded plenty of deposits to residents who left the homes clean with little to know damages. We have records that reflect this that can be provided at a moments notice. 

Finally, our community recently one "The People's Choice" award. This award is voted on BY THE PEOPLE not judges through an organization. We were up against several communities. This alone speaks volumes as to the service we provide and will continue to provide. In 2013 we had 84 leases as a result of resident referrals (through October 31st data collected). Once again, something that speaks volumes as to the level of service provided.
