Horrible customer service

My AC went out 5/1/15 and it didn't get replaced until 5/14/15. In the mean time I got the run around every time I called to follow up, wasn't offered any kind of temporary unit until a decision was made, then was denied any kind of compensation to make it better . DO NOT RENT FROM THESE PEOPLE

misleading rental costs / added fee's

Colony American homes lists homes for rent at a price. Lets cooperating real estate agents show the homes. Then upon execution of the lease... their are additional costs rolled into the lease on top of the advertised lease cost per month... ie. utility fees, a monthly pet fee on top of the non refundable pet deposit. Some of the homes are pretty good shape. Good maintenance response - probably the best I have seen... very stringent lease of legal jargon is ridiculous. If your one day late in rent they immediately put you on notice and you will be assessed additional fees for filing the pay or quit -- even if you meet with their representatives. Be warned and be diligent when selecting this group. Rental rates are usually 200 to 300 more per month than home for rent in the same neighborhood. They will argue otherwise. Remember the leasing agent works on commission - and the more the net lease is the higher the commission. As usual landlord/tenant laws are written by landlords and lawyers and do very little to appease the renter...
I rent from Colony American and have for about five months now. Although I am not thrilled with them either, I think you need to read your contracts before just signing, which is what I suspect happened. I have a pet and pay pet rent, and it was explicit in the contract. Utility fees (i.e. sewer) were explicit in my contract as well. Being late on your rent is just that.....late. It shouldn't matter if it's one day or one month, it's late. I'm still not a huge fan of Colony American at this point, but I certainly think that review is putting the blame for those troubles in the wrong place.
