Was fine for short term

I moved into Gables Court a year ago when I got divorced. I was looking for a cheap place since I had no idea what my finances would look like and wanted to be able to get some money saved. It was fine for those purposes for a short period of time, but I am glad that my year and half stay here will be coming to an end soon. I have tried to be as balanced as possible in this review to give you an accurate portrayal of this apartment complex. I, of course, can only speak of MY apartment since I have not seen any others or talked to any of the other residents in detail about their apartments. I hope it helps you make an informed decision.
The staff a Gables Court is great! The maintenance people respond quickly and always fix whatever complaint I might have. The office staff is kind and willing to work with you on things like pet fees and new leases. They allowed me to sign a 6 month lease after my original year lease was up with only a small increase in rent. Many other complexes charge you crazy amounts to sign a 6 month lease. They are also very agreeable about accepting package deliveries, they plan community get-togethers, and they respond by phone and email quickly.
The location of the complex is great. It is within 5 minutes of shopping, its right next to the Peachtree City golf cart paths, and is within walking distance of several restaurants. It is only a few minutes walk to the high school and about a mile to the middle school.
This is an older complex, however, and it shows. While maintenance is good and quick to respond for immediate issues, the ongoing upkeep of the apartments has not been as good. The kitchen and bathroom cabinets are very old. The doors will not stay completely closed and sag on the hinges. I had to line all of the shelves because they seemed rough like they were unfinished. The floors are linoleum and are adequate. The bathroom walls are covered in layers of wall paper that have been painted over. In my bathroom there are edges that are peeling away to reveal the layers underneath. The painting was not done carefully and there are paint splatters on the floor, mirrors, toilet, towel bars, and shower walls.
The floor plan of the apartment is good and spacious. I’m in a two bedroom, two bath apartment. Each bedroom has its own bathroom, which is great. Each room also has a small walk-in closet (one room’s slightly larger than the other). The bathrooms also have linen closets. There is a generous sunroom that extends off of the living room that is a wonderful space for an office. It is the only room in the apartment with a ceiling fan and overhead light. The carpet in the apartment was new when I moved in, but it is very low quality and you can see the plastic weaving underneath through the carpet fibers. All of the windows have plastic mini blinds and they were all in good condition. The windows are in rough shape, but are better after asking maintenance to come fix them so they opened more easily.
The laundry room is off the kitchen. There is no pantry in the kitchen, so I bought shelves to put in the laundry room. There is plenty of room for that as well as my trash can, mops and brooms, etc. There is very little cupboard space in the kitchen so the shelves were absolutely necessary. There is also very little counter space in the kitchen. The description of open airy kitchens that I saw on this site is completely false. It is a very small galley kitchen that is neither open nor airy.
There is an outside storage closet which is awesome for storing Christmas decorations, camping chairs, etc., but you don’t want to put anything in there unsealed because the bugs and spider webs are terrible! Bugs in the apartment in general were a bit of a problem when I first moved in. I bought a large container of bug spray with a pump and spray nozzle that is good for indoor and outdoor use and have sprayed along the entire exterior of my apartment and the entire interior walls every few months. That seems to have helped keep the bugs at bay, although you can still see the cockroaches scurry as you walk up the sidewalk at night. It’s a little creepy.
The pool is small, but clean. The fitness room is basically a large shed and always locked. I never used the equipment. I don’t own a golf cart, so I can’t comment on the charging station. Parking is good. I can usually find a space that is in front of my building. The complex has a tennis court that also has a basketball hoop. The kids pretty much monopolize this area, but since I have a son who loves to shoot hoops, I didn’t mind. If you like to play tennis though, forget about it. There is a small playground that would be good for little children. There are huge speed bumps throughout the complex and this keeps cars moving slowly, which is good since there are children running around all the time. This community is very family friendly with lots of kids of all ages.
Noise travels easily from the apartment above, but fortunately I have considerate neighbors and they are never noisy late at night. I will tell you, though, that during quiet times of the morning and night you can easily hear your neighbors use the bathroom and flush the toilet, which is a little embarrassing.
My biggest complaint while staying here is the hot water heater. If I turn the hot water on too strongly bluish-black sediment forms a ring around the tub. I also cannot take a shower any longer than about 13 minutes without running out of hot water. While I rarely shower that long, it is impossible for two people to shower at the same time or even one right after the other without one of them having a cold shower. The hot water does seem to heat fast and if you can wait 30 minutes between showers it can be ok.
